What does K-RERA expect from every property advertisement?
The RERA Act sets the floor. Section 3 says no promoter may advertise, market, book, sell or invite people to buy in a project that has not been registered, and Section 11 requires every advertisement to show the Authority's website address and the project's registration number prominently. Section 12 then makes the promoter answerable for what the ad says: a buyer who paid an advance relying on an incorrect or false statement is entitled to compensation, and may withdraw and get the whole investment back with interest.
In Karnataka, the Authority added detail in a circular dated 14 November 2019 on advertising in print and electronic media. It calls for strict compliance by promoters and their agents, so anyone running campaigns for a promoter should work to it as well. A month later, a second circular told property portals that they must not carry projects without their K-RERA details, so your portal listings need the number too.
We treat RERA compliant property ads as a matter for the creative brief rather than a final check, because a Reel shot without space for the number has to be re-edited, and a hoarding printed without it has to be reprinted.
