A real estate lead generation agency in Konanakunte, Bangalore earns its fee by answering the questions south Bengaluru buyers ask before they ever drive down: is the layout approved, what kind of khata comes with the site, which pipeline or borewell supplies the water, and how far is the metro. KaamGPT builds campaigns around those answers for layout owners, builders and brokers selling here. Our only office is in Bengaluru, and Konanakunte clients are looked after on the phone, on WhatsApp and through video calls.

The place has changed fast. Wikipedia records that over roughly two decades Konanakunte went from a secluded outskirt of graveyards and grape vines to a partly developed, semi-urban residential area, with large tracts around it converted into residential layouts. Then, on 21 January 2021, Konanakunte Cross station opened on the Green Line of Namma Metro. A family weighing a site here is therefore comparing two things at once: a still-maturing suburb, and a metro ride north to Banashankari, Jayanagar and Majestic. Good ads speak to both.

Konanakunte's property market: layouts first, apartments second

Konanakunte, PIN 560062, was counted as a census town before the city swallowed it. Its name, by the Wikipedia account, most likely means buffalo pond, after a natural pond once used to water buffaloes, and the land around it grew avarekai, huchellu and ragi. Khoday's factory was long described as the only landmark in the area. That farming past explains today's stock: plots in private residential layouts, independent and duplex houses built on them, and apartment buildings that came later as the suburb filled in.

The Green Line is the big shift. Konanakunte Cross station stands in Munireddy Layout, between Yelachenahalli to the north and Doddakallasandra to the south, with one exit towards the Vasanthapura road side. Wikipedia's Green Line article lists Konanakunte among the southern residential areas, with Basavanagudi, Jayanagar, Banashankari and Thalaghattapura, that the line links along Kanakapura Road. Kanakapura Road itself is National Highway 948, formerly NH 209, running from Bengaluru all the way to Coimbatore.

Civic status matters to buyers here more than in the old city. The same Konanakunte article is blunt that roads, drainage, streetlights and Cauvery water supply were lacking when it was written, so expect buyers to ask about the current position street by street. Since the 2025 reorganisation under the Greater Bengaluru Authority, Konanakunte has been ward 45 of the new South City Corporation. For elections it falls in the Bangalore South assembly segment, which votes in the Bangalore Rural parliamentary seat.

What KaamGPT runs for Konanakunte sellers

Konanakunte buyers move from doubt to visit in a few steps, and each service below covers one of them. Bought together as the KaamGPT lead generation plan, they share one CRM and one reporting sheet. How this differs from Bengaluru's other property markets is laid out in our guide to marketing real estate across Bengaluru.

Enquiry desk for sites, houses and flats

Three separate forms, for layout sites, ready houses and apartments, each asking the questions that matter for that product: plot dimension and facing for sites, number of floors for houses, BHK for flats. Each enquiry is labelled on arrival, so whoever calls back starts with the right script.

Search ads around the metro and the highway

Bids concentrate on searches that name Konanakunte, Konanakunte Cross metro or Kanakapura Road with a product, such as sites, duplex houses or 2 BHK flats. Ads state the layout's approval status in plain words. Our wider thinking on bidding sits on the Google Ads agency page.

Google Ads in detail →

Facebook and Instagram across the old south

Many buyers live a few metro stops north and have never walked a Konanakunte layout. Meta campaigns reach households in those southern neighbourhoods with drone-style layout videos, cross-road maps and a short form. More detail lives on KaamGPT's Meta advertising page.

Meta Ads in detail →

WhatsApp answers with the papers attached

Once a buyer opts in, a Meta-cleared template arrives with the layout drawing as its PDF header, the gate's map location and two weekend visit buttons. When a new phase of plots opens, the same list hears about it first. Our WhatsApp tools overview explains the setup.

WhatsApp campaigns in detail →

Layout pages that show the documents

A layout or project page lists plot sizes still available, road widths, the approval details, K-RERA number where the project is registered, amenities actually built and a map from Konanakunte Cross station. It is built by our web development team to stay light on mobile data.

Websites in detail →

Search pages for the questions buyers type

Buyers type questions like whether a layout has A khata or how far a cross road is from the metro. Short, accurate guide pages on those questions bring in organic visitors over time and hand the sales desk a link to forward instead of a long voice note.

SEO in detail →

Getting the sales cabin onto Google Maps

Families often drive to the layout straight from a shared WhatsApp pin, so the sales cabin's Google Maps entry must sit on the right cross road with true timings and recent pictures. We create that listing and keep it correct.

Which searches and audiences bring Konanakunte buyers?

Konanakunte demand splits three ways: families buying a site to build on, families buying a finished independent or duplex house, and smaller households after an apartment within reach of the metro. Each group types different words and fears different things, so the plan keeps them in separate ad groups with separate pages.

The list leans on the locality name, the station name and Kanakapura Road, because those are the anchors people use when they look south. Generic phrases like "plots in Bangalore" are left out at the start; they are cheap to click and expensive to qualify.

Three ad groups, one per product, each bidding on phrases that pair the product with Konanakunte, Konanakunte Cross metro or Kanakapura Road. Headlines carry dimensions or BHK and the approval status, and sitelinks open the plot table, the house list or the apartment page directly. Meta for households in Banashankari, Jayanagar and Basavanagudi

Many likely buyers live in the older southern neighbourhoods linked by the Green Line. Meta campaigns reach them with aerial layout clips, a map from the station to the plots and photographs of built houses. Instant forms ask product, budget range and timeline. A lookalike built from past visitors widens the reach once the first few weeks of data exist.

Meta Ads in detail →

WhatsApp that sends the proof

Each opted-in buyer is sent a Meta-cleared template: plan drawing attached, the layout's K-RERA registration shown, and taps for a Saturday or Sunday slot. Later sends announce a freshly opened phase or a finished house as a strip of up to ten swipeable cards. Everything runs on Meta's official WhatsApp Business Platform, and lists are cut by CRM labels such as plot buyer, house buyer or awaiting loan.

WhatsApp campaigns in detail →

A page per layout or building

Each layout page carries a live plot availability table, road widths, approval details, the K-RERA panel where applicable, built amenities with photos and directions from Konanakunte Cross station. Each house or apartment project gets its own page. Every form lands in the CRM stamped with its ad, so a Sunday visit can be traced to the campaign behind it.

From brief to Sunday visit: the Konanakunte process

Diagram of how KaamGPT runs real estate marketing for real estate developers and brokers in Konanakunte: Inventory and approvals audit; Funnel design per product; Creative and page build; Go-live and early corrections; Weekly visit report
  1. Inventory and approvals audit

We go through the plot list or unit list, check approval details and the K-RERA position, and note what a buyer will ask about water, roads and khata. Anything we cannot support with a document is kept out of the ads.

  2. Funnel design per product

Sites, houses and flats each get their own keywords, Meta audiences, form questions and WhatsApp sequence. You see the plan on one page and approve it before any budget is committed.

  3. Creative and page build

Aerial or walkthrough video is edited into short reels, the layout or project page is built with its plot table, and the WhatsApp templates go to Meta for review.

  4. Go-live and early corrections

Spend begins small. Across the opening fortnight a strategist reads each enquiry, sits in on how first calls go and rewrites forms or copy that draw the wrong buyers, for example people searching for rentals.

  5. Weekly visit report

A short weekly sheet counts enquiries, visits fixed and visits that took place, broken down by product and by source. Budget moves to what fills the weekend visit blocks, and tired creative is replaced.

What pushes a Konanakunte campaign's cost up or down?

Layout sales cost more to market than a single resale house, simply because there is more to sell and more questions to answer. A forty-plot layout needs aerial video, a plot table that updates as plots go, and steady ads for months. A broker with one resale duplex can work with a fortnight of search ads and a few WhatsApp messages.

The other big variable is readiness. If approvals, the K-RERA certificate where required, plans and photos are in hand on day one, money goes into reaching buyers. If they are not, the first weeks go into preparing material that should already exist, and the campaign starts later.

  • Product type: layout plots, built houses, apartments or a mix.
  • Count of plots or units still unsold.
  • Whether approvals and K-RERA papers are ready to show buyers.
  • Need for aerial or walkthrough video and fresh photography.
  • Number of platforms running side by side, and the length of the push.
  • How quickly your staff can call and host weekend visits.

What Konanakunte sellers get from KaamGPT

Product experience in real estate

KaamGPT engineered Trecom AI for the property business, which is why plot listings, enquiry hand-offs and reminders feel like home territory to us. Read the Trecom AI story.

Separate funnels, single dashboard

Plot, house and apartment leads run in their own funnels but land in one CRM, so a broker selling all three sees the whole picture on one screen.

WhatsApp done the official way

Our sends go through Meta's official WhatsApp Business Platform alone, to opted-in buyers, with cleared templates. That matters when the same families will talk to relatives and neighbours about how you treated them.

Fees in the open

Rates are public, media money never leaves the Google and Meta accounts in your name, and you receive a written quote to compare before saying yes.

Judged on site visits

Visits booked and visits held are how a real estate lead generation agency in Konanakunte deserves to be judged, so those two lines head each weekly sheet.

Selling Konanakunte to families from the older south

The likeliest Konanakunte buyer often has roots a few kilometres north. Parents in Jayanagar or Banashankari, a son or daughter now earning well, a wish for an independent house that the old neighbourhoods no longer offer at a workable price. The Green Line makes that story easy to tell, because the same line runs from Konanakunte Cross through those familiar areas towards Majestic.

So campaigns sell continuity rather than novelty: the same metro, the same temples and markets a short ride away, and a plot or house the family could not afford closer in. Doing that well is the whole job of digital marketing for real estate companies in Konanakunte. The ad gets attention, the layout page removes doubts about papers and water, and a WhatsApp message makes the Sunday visit an easy yes.

Station-out maps in every creative

Show a simple map from Konanakunte Cross station to the layout gate with the real distance. It answers the commute question at a glance and filters out buyers for whom the distance is too much.

Document-first follow-up

Put the approval details and the plan drawing into the very first WhatsApp send, ahead of any brochure. Buyers in this suburb trust a seller who leads with papers, and they share the PDF with family elders who decide.

Separate stories for plot and house buyers

Plot buyers care about dimensions, facing and the cost of building; house buyers care about construction quality and rental floors. Two campaigns, two pages and two message sequences keep each pitch relevant.

Sunday-morning visit blocks

Offer fixed visit blocks on Saturday and Sunday mornings, with a staff member at the layout gate. Grouped visits make a site look active and let one person handle several families in a morning.

Honest civic notes

Add a short, dated note on the page about water source, road status and streetlights for the specific layout, based on what you can show. Buyers who have read about the area's past amenity gaps appreciate candour more than glossy promises.

Why do Konanakunte site and house enquiries go cold?

Konanakunte sellers rarely lack clicks. They lack confidence on the buyer's side. A family that grew up in Jayanagar or Banashankari knows the old south well, but a layout off the metro line is new ground, and every unanswered doubt about papers or water becomes a reason to stall. Most of the fixes below are about information, not spend.

  • Layout ads that say "approved" without naming the approving authority or the plan number invite suspicion, and careful buyers simply stop replying.
  • Plot sizes such as 30x40 or 40x60 get quoted without the road width, the facing or the corner premium, and the first call is wasted establishing basics.
  • Buyers from older southern areas ask about drinking water, drainage and streetlights, and a seller who cannot answer for that exact cross road loses the visit.
  • Searches for Konanakunte overlap with Yelachenahalli, Vasanthapura and Kanakapura Road, and broad ads end up buying clicks from people set on another pocket.
  • Weekend visits are popular, so a lead captured on Wednesday and not called until Saturday morning usually has two other site tours booked already.

Do plotted layouts in Konanakunte need K-RERA registration before advertising?

Yes, unless the layout is small enough to be exempt. Plots are squarely inside the 2016 RERA Act. Its section 3(1) names plots alongside apartments and buildings, and forbids a promoter to promote or sell any of them in an unregistered project. The section 3(2)(a) escape hatch is tiny: a land area within 500 sq m, or no more than eight flats over all phases. A Konanakunte layout of forty sites is nowhere near it.

After registration, section 11(2) governs the ad itself. Two things have to be there and easy to see: the number K-RERA issued, and the web address where the Authority publishes the layout's registered particulars. For a layout, that means the K-RERA number belongs on the hoarding at the gate, in every reel, on the plot table page and in the first WhatsApp message. We also hold the creative's plot dimensions, road widths and parks against the registered plan, because under section 12 the promoter answers for every claim an ad makes.

  • Ask for the K-RERA certificate before any creative is made; no certificate, no campaign for a layout above the exemption.
  • Run rera.karnataka.gov.in beside the number, so a sceptical uncle can check it on his own phone.
  • Describe amenities that exist today separately from those still being built, with the registered timeline.
  • Keep words like sure-shot appreciation and assured returns out of every ad and message.

What should a Konanakunte layout page show?

Answer first: whatever a cautious family would ring up to ask. Start with a live table of unsold plots, each with dimension, facing, road width and whether it is a corner plot. Follow with the approval details, the K-RERA number and website, and copies of key documents buyers can request on WhatsApp.

Then the practical part. A map from Konanakunte Cross station, honest notes on water source, drainage and streetlights for the layout, photos of roads and parks as they are today, and a clear list of what is still to come with its registered date. Close on a four-field form and a WhatsApp tap. Pages like this draw a smaller, sharper stream of enquiries and cut the first phone call short.

  • Plot table that updates the day a plot is booked.
  • Station-to-gate map with distance in kilometres.
  • Dated photos of roads, drains and park areas.
  • One-tap WhatsApp button that opens with the plot number filled in.

Festival dates and Konanakunte plot bookings

South Bengaluru families frequently hold a land or house booking for a good day on the calendar. Ugadi, then Akshaya Tritiya, then the Dasara-Deepavali weeks set the rhythm. A layout that wants bookings on those days needs visits two or three weekends earlier, which means ads running a month ahead.

In practice we run a four-week ramp. Aerial and walkthrough video first, to the wider south Bengaluru audience. Then retargeting with available plots and a festive visit offer. Then a WhatsApp invite to earlier opted-in enquirers for a dedicated visit weekend. The last week before the date is kept for document checks and booking reminders rather than new reach.

Hiring a real estate lead generation agency in Konanakunte Bangalore: a short test

Ask how it will separate plot buyers from house and flat buyers, because a single funnel for all three wastes budget here. Ask what it needs from you on approvals and K-RERA before launch; a sound partner will not touch a layout that ought to be registered and isn't. Have them show a specimen weekly sheet, and look for visits on it, not merely forms.

A real estate marketing agency in Konanakunte should also know the neighbouring markets. Our non-property work for shops, clinics and schools here is on the Konanakunte digital marketing page. For property in nearby pockets, see our notes on Yelachenahalli real estate marketing, Talaghattapura property campaigns and Kanakapura Road lead generation. Buyers move between them, and shared negative keywords stop you paying for each other's clicks.

Frequently asked questions

28 answers
What kind of property sells in Konanakunte today?

Mostly plots in private residential layouts, independent and duplex houses built on such plots, and apartments that arrived as the suburb filled in. Wikipedia describes large areas around Konanakunte being converted into residential layouts over about two decades. Each product needs its own campaign, because plot, house and flat buyers ask quite different questions.

How did the Konanakunte Cross metro station change property marketing here?

Its Green Line station began service on 21 January 2021, linking the suburb by metro to Banashankari, Jayanagar, Basavanagudi and Majestic. Ads can now sell a realistic commute instead of a long road trip. We put a station-to-gate map in every creative and quote the real distance, so buyers judge it for themselves.

Does a residential layout near Konanakunte need K-RERA registration to advertise plots?

In most cases, yes. The RERA Act applies to plots as well as apartments, and section 3(1) bars advertising an unregistered project. Only very small schemes escape: land within 500 sq m, or eight flats at most. A layout of many sites is above that, so the K-RERA number must be in hand before any ad.

Where does the K-RERA number need to appear in Konanakunte layout ads?

By section 11(2), each ad must carry the registration number and, in plain view, the Authority's web address. For a layout we put the pair on the gate hoarding, every reel and still, the plot table page and the opening WhatsApp send, letting buyers check the registration themselves.

Why do Konanakunte buyers ask so much about water and drainage?

Because the area grew from farmland, and the Wikipedia article on Konanakunte notes that civic amenities such as drainage, streetlights and Cauvery water were lacking at the time it was written. Conditions vary by layout and cross road, so the honest approach is a dated note on your page describing what your layout has today.

Which keywords work best for selling sites in Konanakunte?

Start with searches that pair the product and place, such as sites for sale in Konanakunte or a 30x40 site in Konanakunte, plus station-named searches around Konanakunte Cross metro. Add Kanakapura Road phrases carefully, with copy stating the true location. Leave broad city-wide plot terms out until the focused ones are working.

Can a Konanakunte layout's Meta ads be shown to households up the line in Jayanagar and Banashankari?

Yes, through location targeting of those neighbourhoods and interest or lookalike layers, rather than any personal data. A good share of likely buyers live in those older neighbourhoods. Aerial layout videos and a simple map from the station work well with this audience, followed by a short form that asks product, budget range and timing.

Should I mention A khata or B khata in my Konanakunte ads?

Only where the papers clearly say so, and ideally on the layout page instead of inside a short ad. Buyers who search by khata type are serious, so give them accurate information and invite them to inspect copies at the visit. Never imply a status the papers do not show; that ends trust instantly.

How quickly should a Konanakunte layout team call a new plot enquiry?

The same day, ideally within the hour. Plot buyers usually plan weekend visits to several layouts, and the first seller to confirm a slot often gets the visit. Meanwhile an instant WhatsApp send with the plan drawing and slot buttons keeps the family engaged.

Do duplex and independent houses in Konanakunte need different ads from plots?

Yes. House buyers want construction quality, floor plans, parking, rental floors and the state of the road outside, shown in a walkthrough reel. Plot buyers want dimensions, facing, road width and approvals in a table. Mixing them in one ad or page confuses both groups and lowers the number of visits.

What is a sensible starting ad budget for a Konanakunte resale house?

For a single resale house, a modest search budget on Konanakunte phrases plus light Meta retargeting is often enough to test demand. As an example, a seller might trial a small weekly sum for two or three weeks. Whatever is spent goes to Google or Meta; our management fee is a different line.

Can NRIs buy plots in Konanakunte through an online campaign?

Campaigns can certainly reach and qualify overseas buyers, though the purchase itself follows the usual legal process. For NRI families we schedule ads in their evening hours, share document copies and plot videos over WhatsApp, and explain on the page how a relative or authorised representative can inspect the plot.

How do I keep tenants hunting for a Konanakunte house off my sales forms?

Search campaigns block words like rent, lease, PG and hostel, and Meta forms begin with a buy or rent choice. If you also let houses, rental enquiries go to a separate campaign and page, so your sales team sees only buyers in the plot and house funnels.

Is Konanakunte part of the Bengaluru South City Corporation now?

According to the Wikipedia page on the Bengaluru South City Corporation, constituted on 2 September 2025, Konanakunte is its ward 45. Buyers may ask about this, and your answer about khata and property tax should come from the property's own documents, not from an assumption based on the ward map.

What does the KaamGPT lead generation plan include for a Konanakunte layout?

At ₹24,999 a month and upwards you get keyword and audience planning, distinct funnels for plots, homes or flats, Google and Meta setup, creatives, CRM routing, cleared WhatsApp templates and the weekly visit sheet. A layout page with its plot table is priced on its own, from ₹9,999. Media money is loaded by you on each platform.

Can a broker selling only a few Konanakunte sites use just Google Ads?

Yes. Running only Google costs ₹4,999 a month in fees, and where a broker holds three or four resale sites, focused searches on Konanakunte plot phrases can be enough. You handle the calls; we handle keywords, ads, negatives and the weekly search terms review. Meta can be added later if search volume runs thin.

How many site visits will a Konanakunte campaign bring?

No figure can be promised honestly; price, plot sizes, approvals, photos and callback speed all move it. You will, however, see each week how many enquiries came, how many visits were fixed and how many families turned up, by product and source, and that tells you soon enough whether the spend is working.

Can WhatsApp messages carry my layout plan and location pin?

Yes. A Meta-approved template may open with the layout drawing as a PDF or picture, include visit-booking taps, or show between two and ten swipeable cards of open plots or houses. It goes only to people who opted in, on the official WhatsApp Business Platform, and replies reach an inbox your entire desk shares.

What should a Konanakunte house builder prepare before starting ads?

A list of houses with plot size, built-up area, floors and price band; approvals and the K-RERA certificate where the project is registered; floor plans; daylight photos and a walkthrough video; and one person responsible for calls. Given that material, ads usually start about a fortnight after you sign the quote.

Can I see which ad sent a particular family to my Konanakunte layout?

Forms and WhatsApp taps reach the CRM already labelled with the ad that produced them, and your staff update each name to visit fixed, visited or plot booked. From that the weekly sheet lists visits per product, campaign and keyword, which is how budget is moved towards the ads that fill your weekend visit blocks.

Can channel partners in Konanakunte advertise projects on Kanakapura Road?

Yes, with the developer's permission and the K-RERA number of that specific project inside every ad. We run one campaign per project so the leads, phone numbers and reports never mix. Buyers who start their search in Konanakunte can then be shown honest alternatives further along the corridor.

Is it worth advertising a Konanakunte layout before its amenities are complete?

It can be, if the ads are truthful. Show photos of what exists today, list the pending amenities with the timeline registered with K-RERA, and avoid artist's impressions that look finished. A family that arrives and finds the ad was accurate is in a mood to book; one that feels misled leaves.

Who do I contact at KaamGPT to plan a Konanakunte plot or house campaign?

WhatsApp us the plot table or house list and a few pictures, or phone +91 79767 82366 during the working week and ask for the property team. We will ask about approvals, timelines and budget, then walk you through a first plan on a video call, followed by a written quote.

Should a Konanakunte broker invest in SEO or only ads?

If resale listings keep coming, do both. Ads bring enquiries this month; useful pages on Konanakunte layouts, khata checks and the metro commute can bring organic enquiries in later months without a cost per click. We usually start with ads and build the pages alongside.

How do I re-engage old plot enquiries from previous years?

If those contacts opted in to WhatsApp, send an approved template with something genuinely new: a newly released block of plots, a completed road or park, or a visit weekend. Tag responders in the CRM and stop messaging anyone who asks you to. A few well-spaced, useful messages beat frequent reminders.

Do landowners with joint development shares in Konanakunte need separate campaigns?

Usually yes. After the developer's own sales push ends, a landowner holding a share of plots or flats needs an independent campaign and page, confirmed as covered by the project's K-RERA registration. Enquiries then come straight to the owner rather than through the developer's office.

Which videos work best for Konanakunte layouts?

A short aerial clip showing roads, parks and the surroundings, a ground-level walk from the main road to a sample plot, and for houses a walkthrough from gate to terrace. Add captions and the layout name on screen early, since many people watch on mute, and keep each clip under two minutes.

Can Konanakunte ads and WhatsApp messages be in Kannada?

Yes. We draft Konanakunte creatives and WhatsApp templates in Kannada, in English, or side by side, then watch which version each audience replies to. Older family decision-makers in south Bengaluru often prefer Kannada, while younger buyers may respond to English. Every template still goes through Meta approval before sending.
