Most west Bengaluru property ads talk about a metro that is coming; in Kengeri Satellite Town it has been carrying passengers since 2021. KaamGPT acts as a real estate marketing agency in Kengeri Satellite Town Bangalore for people who can sell on that fact: small apartment builders, families selling or rebuilding BDA-era houses, layout promoters along Mysuru Road and rental agents. We buy the searches people type when they want space with a train ride to the city, reach west-side households on Meta, and follow every enquiry on official WhatsApp until it is a visit on the ground.

On this page: the shape of the local market, a keyword and audience plan written for it, how the Purple Line, the Expressway and NICE Road change the pitch, the K-RERA rules that bind a project's advertising, and our prices. KaamGPT has no branch out west; our single office is in Bengaluru, and KST builders deal with us over the phone, on WhatsApp or in video meetings, with a priced proposal signed before work begins.

  • Small apartment buildersBuilders of one or two blocks between the old town and Mysuru Road, often near enough to walk to a metro station.
  • BDA-site owners redevelopingFamilies rebuilding an old satellite-town house into floors to sell or let, usually without any sales team.
  • Joint development buildersFirms that partner with site owners in KST and need buyers for their share of the finished floors.
  • Plotted-layout promoters on Mysuru RoadPromoters selling plots towards Kumbalgodu and Bidadi who must explain approvals and access clearly.
  • Resale and rental brokersAgents handling older houses, resale flats and lettings across the satellite town and nearby Kengeri.
  • NRI family representativesRelatives or advisers selling or redeveloping a parent's BDA house for owners living abroad.
  • Villa and row-house developersDevelopers of gated villas further out who target buyers wanting space within reach of the Expressway.

What makes Kengeri Satellite Town property hard to market well?

The problem is not reach. West Bengaluru is full of families looking for space. The problem is that three very different products share one name in search, and buyers arrive with assumptions from the city's east-side marketing.

  • A search for 'Kengeri' can mean an old BDA house, a new flat beside the metro or a plot well past the city edge, so one campaign for all three wastes most of its clicks.
  • Plot buyers ask hard approval questions (BDA, BMRDA or panchayat layout, conversion, khata) and an ad that hides the answer draws visits that end at the gate.
  • Many buyers compare with Rajarajeshwari Nagar, Nagarbhavi and Vijayanagar first, so a page that never says what KST offers over those areas loses them early.
  • Rental demand is real but different in kind, and mixed forms leave builders phoning tenants about purchase prices.
  • Projects above the RERA Act's size limits must be registered and must show it; small builders new to K-RERA sometimes launch on WhatsApp before they have a number.

Which services do KST builders, plot sellers and brokers buy from us?

Each product in the area gets its own track: houses, flats and plots never share a campaign. Our property lead generation service runs all the tracks on one enquiry board, or you can pick the single service your listing needs.

Separate funnels for houses, flats and plots

One board, three pipelines. Each Kengeri Satellite Town enquiry is tagged by product, budget band and timeline, and each product has its own page, ad set and WhatsApp template. A plot promoter never receives a tenant's call, and a flat builder sees which station radius brought real visitors.

Which keywords and audiences fit a Kengeri Satellite Town campaign?

Start by splitting the product. House buyers, flat buyers and plot buyers in this part of west Bengaluru search differently, ask different questions and convert on different timelines, so each gets its own keyword group and landing page. Then add the metro: an operating Purple Line is a reason to buy that few areas can offer, and searchers use station names directly. Finally, add the neighbours, because many people only discover KST after starting their search in RR Nagar or Vijayanagar.

These rows are a first set for a typical small builder or a broker with mixed stock. They are reviewed weekly against the search-terms report; on the west side, job, college-admission and bus-timing searches containing 'Kengeri' are the usual budget leaks.

West-side buyers, plot buyers especially, ask for documents before they travel. The first approved template sends the plan, the approval summary and the location pin; the second offers a visit slot. SEO: answer the comparison questions

KST often starts as a buyer's second choice and climbs to first once the metro commute sinks in. Guides comparing it with RR Nagar and Kumbalgodu, a metro commute explainer and a plot-approval primer keep drawing those comparison searches long after a launch. A builder with one block needs one strong page and two or three articles; a broker covering the whole satellite town needs a section per product.

Five steps from first call to steady site visits in KST

Diagram of how KaamGPT runs real estate marketing for real estate developers and brokers in Kengeri Satellite Town: Understand the product and its papers; Agree the plan in writing; Build pages, video and templates; Launch narrow, then widen carefully; Report and roll to the next unit
  1. Understand the product and its papers

On a call we go through what you are selling (house, flats, plots), quantities, approvals, khata, possession, and whether the project is registered with K-RERA, noting the number if so.

  2. Agree the plan in writing

You get a written quote plus a keyword and audience sheet covering station names, neighbour areas and WhatsApp segments, each with the reason it suits the west side.

  3. Build pages, video and templates

We prepare or fix the landing pages, shoot or brief the station-to-gate video, connect call and WhatsApp tracking and submit message templates for Meta approval.

  4. Launch narrow, then widen carefully

Campaigns open around KST and the western stations. Weekly, we cut irrelevant searches, move budget to the product drawing visits and widen the radius only when quality holds.

  5. Report and roll to the next unit

A monthly sheet shows enquiries, visits and bookings by product and channel, with costs. As units sell, creative shifts to what remains, and the enquiry list stays with you.

What do our services cost for a Kengeri Satellite Town project?

Fees are fixed and published; media budgets are yours and are invoiced by Google and Meta, not by us. A small KST builder usually starts with one ad channel plus WhatsApp, while a plotted-layout promoter with many plots tends to need the full lead generation service. All plans are on the pricing page, and each west Bengaluru engagement begins with a written quote listing what you get.

What drives the cost of marketing property in Kengeri Satellite Town?

Inventory size and type decide most of it. Selling one rebuilt house is a small, targeted job. Selling sixty plots on Mysuru Road means months of steady search and Meta spend, plus regular WhatsApp updates on availability.

Competition varies sharply by product. Station-name and satellite-town searches are fairly specific and affordable; broad Mysuru Road plot terms attract many promoters and cost more per click. Clear pages and a well-kept WhatsApp list are what keep the cost of each visit sensible.

  • How many houses, flats or plots you need to sell, and the deadline.
  • Whether one product or several share the campaign.
  • Whether pages, photos, plot maps and station-walk video already exist.
  • Whether NRI families are part of the audience.
  • How competitive your specific keywords are along Mysuru Road.
  • WhatsApp message volume, which sets the workspace plan.

What KST builders and brokers get from KaamGPT

Product-separated campaigns

Houses, flats and plots never share a funnel, which is what most west-side campaigns get wrong.

Owned WhatsApp software

The WhatsApp Marketing app is KaamGPT's own build on Meta's official Cloud API; consented lists, carousels and the team inbox live in one screen.

K-RERA details handled from day one

For registered projects, the registration number and K-RERA website go into every creative and page, not added later.

Property software background

Trecom AI, a property platform, was designed and coded by us; see the project write-up.

Reachable from one Bengaluru office

KST clients speak to the same team by phone, WhatsApp or video, with reviews scheduled whenever needed.

What sort of property market is Kengeri Satellite Town?

Kengeri began as a planned satellite town. Wikipedia's Kengeri article says it was originally developed as a Satellite Town by the Bangalore Development Authority and later brought within the city corporation's limits, which today sit under the Greater Bengaluru Authority created in 2025. The suburb stretches beside Mysuru Road; Wikipedia gives its neighbours as Nagarbhavi and Ullal (north), Rajarajeshwari Nagar (east), Uttarahalli (south) and Kumbalgodu (west), and its postcodes are 560059 and 560060.

That history gives the market three layers. The satellite town itself is BDA-era sites carrying independent houses, many now old enough to be rebuilt or sold to a family wanting land inside the city. Around it, apartment projects of varying size have filled the gaps between the old town, the railway and Mysuru Road. Further west, towards Kumbalgodu and Bidadi in what is now Bengaluru South district (renamed from Ramanagara in 2025), plotted layouts and villa projects sell to buyers ready to go a little further out.

Connectivity is the selling point, and most of it is already built. On 30 August 2021 the Purple Line began serving Kengeri Bus Terminal and Kengeri stations, with Challaghatta added in October 2023. Trains on the Bengaluru–Mysuru railway also call at Kengeri station, the access-controlled Bengaluru–Mysuru Expressway (NH-275) was inaugurated in March 2023, and NICE Road gates link the suburb towards Kanakapura Road, Bannerghatta Road and Electronic City.

Quick facts: Kengeri Satellite Town

Nearest Namma Metro stations

From Vidhana Soudha
about 13 km in a straight line

Checked October 2026 against OpenStreetMap. Metro stations are those in service; distances are measured from the centre of Kengeri Satellite Town.

How should a KST seller use a metro that is already open?

Concretely, and in the present tense. Elsewhere in Bengaluru, ads lean on lines that are planned or under construction; here a buyer can test the commute this weekend. So a phone goes in someone's hand at the project gate, records the stroll to the nearest Purple Line platform with a clock running, and that unedited clip becomes the lead creative on Instagram and the page. A real estate marketing agency in Kengeri Satellite Town that leaves this out is wasting the area's strongest argument.

The second habit is product discipline. Houses, flats and plots each get a separate keyword group, landing page and WhatsApp template, and the forms ask which one the person wants before anything else. That sounds obvious, yet most west-side campaigns lump them together and then complain about lead quality. Splitting them is also what lets a plot promoter out towards Kumbalgodu advertise next to a flat builder in KST without either paying for the other's buyers.

Station-to-gate video

A one-take phone video walking from the metro exit to the building, with the time on screen, is the most convincing creative this area has. It also answers the first WhatsApp question before it is asked.

Approval summary in the first message

For plots and older houses, the opening WhatsApp template carries a one-page summary: who approved the layout, khata type, conversion status. Buyers who would be put off by it leave early; the rest arrive ready.

Neighbour-name comparison sections

Pages include short, factual sections comparing KST with RR Nagar, Nagarbhavi and Vijayanagar on commute and space, so searchers from those areas see a reason to look west.

Expressway and NICE Road, described plainly

For plot and villa buyers, we state which roads are reachable and how, without forecasting returns. Investors trust a promoter who describes access rather than predicting prices.

Rental desk kept separate

Tenant enquiries go to a rental campaign and template. If the builder has no rental stock, those searches are simply excluded from the start.

When must a KST project or Mysuru Road layout register with K-RERA?

The Real Estate (Regulation and Development) Act treats plotted development as a real estate project just as it does a building, so a promoter selling plots is covered as well as an apartment builder. Section 3(2)(a) exempts only projects where the land to be developed is no more than 500 square metres or the apartments planned do not exceed eight, counting every phase. The Act lets the state lower those limits, so check the current position on rera.karnataka.gov.in.

In KST that splits the market neatly. A family rebuilding a single BDA site into a few floors is usually exempt. A builder with a full block, or any plotted layout of meaningful size along Mysuru Road, is not, and must register before it advertises, markets or books. Once registered, Section 11(2) requires the promoter's advertisements and prospectus to display the authority's website address prominently and to state the registration number.

Our rule of thumb for creative: if a project is registered, the number and website appear wherever a buyer could first meet the project, including the first WhatsApp template and the cover of the PDF brochure. If it is exempt, the ad says nothing about RERA at all, and the page explains approvals and khata instead. Brokers selling in either case need their own agent registration with K-RERA.

  • Single-site rebuild of a few floors: usually exempt; show plan sanction and khata.
  • Apartment block above the limits: register first, then advertise.
  • Plotted layout above 500 square metres: registration needed like any building project.
  • Agents: their own K-RERA registration, shown on their pages.

How do you market plots beyond Kengeri without overpromising?

West of the satellite town, Mysuru Road passes Kumbalgodu and runs on towards Bidadi, which since May 2025 sits in Bengaluru South district, the new name for Ramanagara district. Plotted layouts here draw two buyers: families planning to build in a few years and investors. Both want certainty about who approved the layout, whether the land use is converted, and what khata the plot will carry.

The marketing follows from that. The landing page opens with the approval authority and document list, then a live map of available plots, then access: the Expressway opened in March 2023, the NICE Road gates at Kengeri, and the drive to the nearest Purple Line station. Ads speak about these roads factually and never about future price rises, which no one can promise and which invite the wrong kind of buyer.

On WhatsApp, every plot enquiry receives the approval summary first and a visit offer second. Buyers who asked for documents are a separate segment, updated as soon as a new approval or registration document is available.

What does the Purple Line mean for houses and flats in Kengeri Satellite Town?

The western extension of the Purple Line beyond Mysuru Road opened on 30 August 2021, with stations at Pantharapalya–Nayandahalli, Rajarajeshwari Nagar, Jnanabharathi, Pattanagere, Kengeri Bus Terminal and Kengeri, and Challaghatta followed on 9 October 2023. The line runs east through the city centre to Whitefield, so a KST resident can ride to the central business district or the eastern IT belt without changing trains.

For sellers this turns a common objection, distance from the city, into a strength. The best ads simply show it: a timed walk from the building to the nearest station, a note of which stations the buyer's office is near, and a reminder that the Bengaluru–Mysuru railway stops at Kengeri too. Because the service already exists, there is no need for the careful 'under construction' language other areas need.

Choosing a real estate marketing agency in Kengeri Satellite Town Bangalore

Ask any agency for its keyword sheet before you sign. If houses, flats and plots sit in one group, or the station names and RR Nagar comparisons are missing, it was not written for KST. Check, too, whose name the ad accounts and the WhatsApp list will sit under at the end. Yours is the only acceptable answer.

Ask how the plan handles timing. West-side families frequently time a booking or registration for Ugadi or Akshaya Tritiya, and property offices stay busy from Dussehra right through Deepavali. For a small builder, putting more of the budget into those weeks and keeping the WhatsApp list warm in between usually beats an even spend all year.

  • Which searches will be bought for houses, flats and plots separately?
  • How will the metro be shown, and with what walking times?
  • Where will the K-RERA number go, or why is it not needed?
  • How are tenant and job searches kept out?
  • Is WhatsApp sent only through Meta's official platform to opted-in contacts?

Frequently asked questions

28 answers
Flats a short walk from the Purple Line: how would a real estate marketing agency in Kengeri Satellite Town Bangalore pitch them?

By making the working commute the headline. KaamGPT films the timed walk from the building to Kengeri or Kengeri Bus Terminal station, bids on station-name searches, targets renters near the western Purple Line stops on Meta, and follows up on official WhatsApp with plans and a visit slot. Everything starts from a written quote.

My father's BDA house in Kengeri Satellite Town is old. Should we sell it or redevelop?

That is a family and financial decision we do not make for you. What we can do is market either path: a sale campaign aimed at families who want a site inside city limits, or a campaign that reaches builders looking for joint development sites. Many owners test interest on both before deciding.

Do I need K-RERA registration to advertise eight flats near Kengeri Satellite Town?

Possibly not. Eight is exactly the ceiling for the small-project exemption in the Act's Section 3(2)(a), which also frees developments on 500 square metres of land or less; Karnataka is allowed to tighten either figure. Confirm your position on rera.karnataka.gov.in or with a lawyer before launching, because a ninth flat changes the answer.

Do plotted layouts on Mysuru Road past Kengeri need RERA registration?

Usually yes. The Act counts plotted development as a real estate project, and almost any layout is larger than the 500-square-metre exemption. Register first, then advertise; after that, every ad and brochure must prominently show the K-RERA website address and the project's registration number.

How do you keep house, flat and plot enquiries apart in KST?

Each product has its own keyword group, landing page and WhatsApp template, and every form opens by asking which one the person wants. Enquiries land on one board but in separate pipelines, so a plot promoter and a flat builder each see only their own buyers.

Is Google or Meta better for selling a house in Kengeri Satellite Town?

For an independent house, Google usually brings the most serious enquiries, because buyers search by area and plot size. Meta works better for flats near the metro, where renters and young families can be reached before they start searching. Many KST sellers use both with modest budgets.

Can ads say the metro is open at Kengeri?

Yes, because it is. The Purple Line stations at Kengeri and Kengeri Bus Terminal opened in August 2021 and Challaghatta in October 2023. Even so, quote real minutes on foot or by auto to the platform; 'near metro' on its own convinces nobody.

How much ad budget does a small KST builder need?

It depends on how many units, how quickly they must sell and how competitive the chosen keywords are. Our management fees are fixed and published, while ad spend goes directly to Google and Meta. The quote proposes an example starting budget and a point at which raising it makes sense.

Can a family abroad sell their Kengeri Satellite Town house through you?

Yes. They follow every enquiry in the shared WhatsApp inbox and get a weekly update at a time that suits their time zone, while a relative or broker in Bengaluru handles visits. Buyers who cannot visit at first can be offered a live video walk-through booked on WhatsApp.

What should a plotted-layout page near Kengeri show?

The approving authority, conversion status and khata type first, then a live map of available plots, plot sizes, the access roads (Mysuru Road, the Expressway, NICE Road), distance to the nearest metro station, and the K-RERA number. Call and WhatsApp buttons should be easy to tap on a phone.

Which neighbouring searches should a KST campaign bid on?

Rajarajeshwari Nagar, Nagarbhavi, Vijayanagar and Kengeri searches bring buyers who have not yet considered the satellite town. Ads should name KST and explain what it offers, such as more space and an open metro, so these comparison shoppers have a reason to click.

How quickly can a Kengeri Satellite Town campaign go live?

With photos, plans and approval documents ready, search campaigns and a landing page usually run within the first week after the quote is agreed. Meta must approve the WhatsApp templates, which is normally quick. A project awaiting registration starts by collecting interest and switches on paid ads afterwards.

Do you exclude job and college searches from KST property ads?

Yes. Searches containing Kengeri often relate to jobs, college admissions or bus timings, and they burn budget fast. We add negative keywords for them from day one and review the search-terms report each week to catch new ones.

Can you help rental agents in Kengeri Satellite Town?

Yes. For KST lettings we run lease keywords, station-radius Meta audiences and a short form covering when the tenant moves and how many will live there. Each enquiry gets photos, rent terms and a visit slot on WhatsApp. We keep these separate from any sale campaign so builders never pay for tenant calls.

Would KaamGPT be my real estate lead generation agency in Kengeri Satellite Town, or just sell me software?

We run the campaigns and also own the software they run on. One Bengaluru team runs the ads, pages, WhatsApp replies and enquiry board, and both the board and the messaging app are KaamGPT products. For a KST builder that means a single point of contact from first click to booked visit.

What else does digital marketing for real estate companies in Kengeri Satellite Town include?

Layout and project pages, a maps listing for the site office, weekly Instagram and Facebook clips from the station walk and the construction, SEO guides comparing KST with nearby areas, consented WhatsApp lists and a monthly report. Bundled, these make up managed digital marketing, billed at ₹19,999 monthly.

Will you send WhatsApp offers to people in Kengeri who never contacted us?

No. KST sends leave from Meta's official WhatsApp Business Platform as pre-approved templates, addressed solely to contacts whose consent sits on record in your forms or CRM. Unsolicited sending would hurt your number's standing and your reputation with west-side buyers.

Can a property office on Mysuru Road near KST rank better on Google Maps?

A full Google Business Profile helps: correct categories, service areas covering KST, Kengeri and RR Nagar, genuine photos, steady reviews and consistent phone and hours. Local SEO is ₹4,999 a month and we keep those details aligned with your ads and pages.

Which numbers arrive in the KST month-end report?

Enquiries split by product (house, flat, plot) and by channel, visits booked and completed, bookings, and the cost at each stage. It also notes which station radius or neighbour search drew the best visitors, which guides next month's budget.

Who keeps the ad accounts and buyer list after a Kengeri Satellite Town campaign?

You do. Google and Meta ad accounts are created under, or attached to, your firm, and the WhatsApp workspace and enquiry list remain yours. For builders who plan another block in the area, that list is the starting audience for the next launch.

Do villa and row-house developers west of KST use your campaigns?

Yes. Villa campaigns target families wanting more land within reach of the Expressway and NICE Road, with drone or walkthrough video on Meta, plot-and-villa searches on Google, and WhatsApp follow-up that sends approval summaries before the visit.

When do property bookings peak around Kengeri Satellite Town?

Many Karnataka families prefer Ugadi or Akshaya Tritiya for a booking or registration, and Dussehra through Deepavali is the other busy stretch. For a builder with a few units, concentrating budget in those weeks and keeping the WhatsApp list warm between them tends to work best.

Will KST ads quote average land prices for the area?

Only your own asking price for your own units, stated exactly. Per-square-foot averages for KST differ widely by street, plot size and house age, and we would rather not publish a number we cannot source. A clear price also stops enquiries from buyers with the wrong budget.

Can I phone today about my Kengeri Satellite Town project?

Phone or text +91 79767 82366 and explain what is on offer (house, flats or plots), how many, and the approval status. We sketch a starting KST keyword list with you while on the line; a priced, written proposal comes afterwards, only at your request.

Can one campaign cover KST and Rajarajeshwari Nagar together?

It can include RR Nagar searches as a way to reach buyers comparing the two, with ads that explain the KST option. Sellers based in RR Nagar itself are better served by their own campaign and page, because their buyers ask different questions.

What information should I gather before briefing you on a KST property?

What you are selling and how many, sizes and plans, approval authority, khata type, possession or occupancy status, recent photos, and the K-RERA number if the project is registered. With these, a keyword sheet and written quote can usually follow within a few days.

Does station-to-gate video really help sell Kengeri flats?

It is the most persuasive creative the area has. A single unedited walk from the metro exit to your building, with the time shown, answers the commute question instantly. Buyers who still want to visit arrive convinced on location and focus on the flat itself.

What happens when only a few plots remain in my layout near Kengeri?

The campaign narrows. Broad Meta prospecting is paused, exact searches for the layout stay on, and one WhatsApp template goes to earlier enquirers who asked for papers but did not book. These closing weeks are usually the least costly part of the campaign.
