Brokers, landlords and small builders looking for a real estate lead generation agency in Koramangala, Bangalore are usually selling something scarce: one flat in a quiet block, a rebuilt bungalow plot, a furnished let or a floor of desks. KaamGPT plans those campaigns block by block. The second job is subtler: the neighbourhood is home to founders and tech staff with real buying power, and projects on Sarjapur Road, Hosur Road and further out want them as buyers. We run both streams from our Bengaluru office and meet you over phone, WhatsApp or video.
Agency playbooks are usually written for a launch: a hoarding, a sales lounge, a big media burst. Koramangala seldom works that way. A listing might be a lone 3 BHK in 4th Block, a duplex on a rebuilt 1st Block plot or a desk floor beside the Inner Ring Road, and each wants a narrow, exact campaign. What follows covers the searches and audiences worth buying here, the job each channel does, how K-RERA shapes the creative, and the cost, with every price taken from our live catalogue.
- ₹24,999/monthReal estate lead generation, starting price
- ₹4,999/monthGoogle Ads or Meta Ads management, each
- From ₹9,999Project or listing landing page
- Google, Meta, WhatsAppChannels in a typical Koramangala plan
How should a Koramangala listing be marketed block by block?
Treat the eight blocks as eight small markets. The Inner Ring Road divides the neighbourhood, and buyers often have a firm view about which side they want, based on schools, offices or where their parents live. A campaign for a 7th Block flat should not spend money on someone who has told the search box they want 3rd Block. That is why our Koramangala digital marketing work begins with a map of what you hold and where.
The second rule is to keep the two audiences apart. Listings inside Koramangala are sold to searchers; projects elsewhere are sold to residents. Mixing them in one campaign muddles the creative and the reporting. A developer with a project in HSR Layout or on Sarjapur Road should run a separate resident campaign here, funded and written apart from any listing ads.
Headline the block, not the city
Ads that say "2 BHK in 6th Block, near the Inner Ring Road" beat ads that say "Flats in Bangalore" for anyone who knows the area, and almost every Koramangala searcher does. Write one headline set per block you actually hold.
Split rental and purchase money
Give rentals their own campaign, budget cap and form. Tenant enquiries arrive fast and in volume; purchase enquiries are slower and worth more. Sharing one budget lets the rental side spend everything by mid-afternoon.
Sell rebuilds on the plan and the street
A four-floor rebuild on an old plot has no brand, so the ad sells the floor plan, the light, the parking and the tree-lined road. If the scheme is registered, its K-RERA number goes on the creative; either way, state plainly how many homes there are.
Give residents a reason tied to their commute
For projects outside the neighbourhood, build the message around a real Koramangala routine: the drive down Hosur Road, the Yellow Line from BTM Layout, or the Outer Ring Road Blue Line that is still under construction. Facts only, with the status stated.
Answer within minutes on WhatsApp
Koramangala tenants and buyers often contact several brokers in one evening. An approved template with photos and two visit slots, sent the moment the form is filled, is usually what decides who gets the visit.
Mark visits, not just leads, in the CRM
Ask your team to tag who actually walked into a flat. Those tags feed Meta lookalikes and tell us which keywords and blocks to fund next month, so budget follows visits rather than form fills.
Koramangala listings first: what should a real estate lead generation agency in Koramangala, Bangalore build?
Seven pieces of work, picked per listing or project. A broker with three resale flats needs a different mix from a developer selling south-east inventory to Koramangala residents. Our lead generation service ties them together, and the Bengaluru real estate marketing guide explains the wider approach across the city.
Enquiry capture that asks the right questions
Forms and landing pages that ask buy or rent, BHK, block preference, budget band and timing before a number reaches your phone. For a 4th Block resale that one extra question about loan status saves a wasted Saturday. Each enquiry lands in a CRM list tagged by listing and source.
Lead generation in detail →Search ads for people already looking here
Block and BHK searches bid on tight match types, with rental and PG terms pushed into a separate campaign or blocked outright. Clicks are paid from your own Google account, never through us. The Google Ads guide explains how we run search.
Google Ads in detail →Facebook and Instagram for residents and lookalikes
Reels and carousel ads aimed at people living in or around the eight blocks, plus lookalikes built from your past site-visit list. This is the channel that sells a Hosur Road or Sarjapur Road project to a Koramangala family. Our Meta Ads guide covers lead forms and creative.
Meta Ads in detail →Official WhatsApp follow-up, not cold blasts
Floor plans, brochures and viewing slots leave your verified business number only for contacts who ticked opt-in, in message layouts Meta reviewed beforehand: a PDF or video on top, quick-reply buttons below. Every answer lands in one inbox that two or three colleagues can split between them. Details are in our WhatsApp marketing guide.
WhatsApp campaigns in detail →One page per listing or rebuild
Every project or listing gets a quick page with floor plans, the block marked on a map, a short form and, for a registered rebuild, its K-RERA number shown next to the regulator's site. Our website development guide walks through the build, and pages begin at ₹9,999 apiece.
Websites in detail →Search pages that keep working between campaigns
Block and street guides, rental explainers and project pages written so they rank for long-tail Koramangala searches long after the ads pause. Useful for brokers who hold listings year-round. Read the SEO services guide for how we plan content.
SEO in detail →A Maps listing people can find and trust
For brokers and leasing desks with a real office, a complete Google Business Profile with categories, photos, hours and replies to reviews. A Koramangala renter who checks Maps before calling and finds a blank profile simply moves to the next broker.
Google Business Profile in detail →Which searches and audiences should a Koramangala property campaign pay for?
Start with the split. Inventory inside Koramangala gets search ads, because people looking for a flat in 5th Block type exactly that. Projects outside the neighbourhood that want Koramangala residents get Meta and WhatsApp, because those buyers are not searching yet. The rows below are starting points for a first month; we prune them weekly against the enquiries your team marks as real, because the goal is site visit leads in Koramangala rather than form fills.
Block numbers matter more here than in most of Bengaluru. Buyers write "6th block" or "koramangala 8th block" in the search box, and a campaign that bids only on the neighbourhood name pays for every renter and shopper in the area. Group keywords by block, keep rentals and purchases apart, and put the block in the headline.
| Search or audience | Buyer intent | Where we target it | Why it matters here |
|---|---|---|---|
| 3 bhk flat for sale in koramangala | End-user buyer, high | Google search, exact plus phrase; listing landing page | The core resale search. Ask budget and loan status on the form, since this query also draws neighbours checking what their own flat is worth. |
| independent house for sale koramangala | Wealthy end-user or rebuilder, high | Google Ads phrase match; SEO block guide | Independent houses on full plots are the scarce, high-value stock here. Some searchers want to live in one, others want to rebuild, so the form asks which. |
| koramangala 1st block resale apartment | Block-specific buyer, high | Google Ads exact match; ad headline names the block | Buyers who name a block already know the area. Matching the block in the headline lifts relevance and keeps clicks from other blocks out. |
| new apartments koramangala ready to move | Buyer wanting new stock, medium | Google Ads phrase match; rebuild project page | Fresh stock is rare here, so this search suits small rebuild projects with completion or occupancy dates. Registered schemes should print their K-RERA number in the ad. |
| under construction flats near koramangala | Buyer open to nearby, medium | Google Ads phrase match; Meta retargeting | People who accept a short move away from the blocks. Good for projects in HSR Layout, Madiwala or along Hosur Road that sell proximity to Koramangala. |
| fully furnished 2 bhk for rent koramangala | Tenant, high, short timeline | Google Ads exact match; separate rental campaign | Keep rentals in their own campaign and budget. Tenants here often move at short notice for jobs nearby, so reply speed decides who wins the lease. |
| office space for rent in koramangala | Startup or SME tenant, high | Google Ads exact and phrase; leasing landing page | Startups lease floors and independent buildings along the main roads. Ask team size and move-in month so the leasing desk can shortlist quickly. |
| retail shop for lease on koramangala main road | Retail or F&B tenant, high | Google Ads phrase match; Google Business Profile | Restaurant and retail tenants search by road, not by block. Use the road names your landlord can genuinely offer and nothing else. |
| villa near sarjapur road for koramangala families | Upgrade buyer, medium | Meta Ads interest and location targeting; WhatsApp brochure | Few people type this, which is the point: it describes the audience. Target households living in Koramangala with a villa project's commute and school story. |
| flats near electronic city for koramangala professionals | Buyer or investor, medium | Meta Ads location targeting; lead form with call slot | Electronic City projects sell to people who already know the Hosur Road commute. The Yellow Line from BTM Layout southwards gives the ad an honest hook. |
| koramangala nri owner selling flat | NRI seller or buyer, medium | Google Ads phrase match in Gulf, UK, US; WhatsApp | Some owners who bought here decades ago now live abroad. Brokers can win mandates by running small campaigns in the cities where those owners live, followed up on WhatsApp. |
| investment property near koramangala rental yield | Investor, medium | Google Ads phrase match; SEO explainer page | Investors weigh rental demand from the startup workforce. Answer with facts about tenants and transport, not promised returns, which the page should never quote. |
| Lookalike of past Koramangala site-visit leads | Cold audience, medium | Meta Ads lookalike from CRM list of visitors | Built from people who actually walked into a flat, not from every form fill. Refresh it monthly as new visitors are tagged in the CRM. |
| Residents within the eight blocks, ages 28 to 45 | Upgrade or second-home buyer, low-medium | Meta Ads location radius with Reels creative | The audience for projects elsewhere. Keep the radius tight to the blocks so HSR Layout and BTM Layout residents get their own tailored creative. |
| Opted-in enquirers who never visited | Warm, re-engagement | WhatsApp Marketing template with visit-slot buttons | People who asked for a Koramangala flat but went quiet. A short template with two visit times often restarts the conversation without a cold call. |
| Past tenants whose lease ends this quarter | Warm, renewal or purchase | WhatsApp Marketing CRM tag segment; Google retargeting | A broker's own tenant list costs almost nothing to reach. Some long-time renters in the blocks are ready to buy once a lease runs out. |
Google search for listings inside the blocks
Search finds the person who already wants Koramangala. Ad groups split by block and by type, resale, rental and office, and each sends traffic to a matching page, with negatives for PG, hostel and co-living terms unless you offer those. Bids lean toward weekday evenings and weekends, when people book viewings. Google charges you for clicks; our search management fee is ₹4,999, charged once a month.
Google Ads in detail →Meta for residents who are not searching yet
Instagram and Facebook find Koramangala households before they type anything. A Sarjapur Road villa or an Electronic City apartment can show residents of the blocks a short Reel of the actual drive, the school run, or the Yellow Line ride south from BTM Layout. Instant forms ask budget and timing so sales calls are worth making. We charge ₹4,999 for running Meta each month, while Meta invoices the media to you.
Meta Ads in detail →WhatsApp for brochures, visit slots and quiet leads
A tenant who fills a form late on a weeknight wants photos that same evening. Once they tick opt-in, your business number sends a Meta-approved template holding the brochure or the flat's pictures, plus buttons offering two viewing times. A carousel can line up two to ten flats side by side, handy for a broker carrying several units in one block. Replies drop into one shared team inbox, and CRM tags decide who hears from you next, so a 6th Block enquirer never gets a 2nd Block flat.
WhatsApp campaigns in detail →SEO for brokers who list all year
Pages for each block, for renting with pets, for buying an independent house and for office leasing keep drawing visitors when ads are paused. A Koramangala broker with steady stock gains the most, since each new listing slots into a page that already ranks. Search rankings build over months rather than weeks, so this channel suits brokers planning a year ahead, not a weekend open house.
SEO in detail →Landing pages with the right details
Each rebuild or listing earns a page of its own: honest photos, the floor plan, the right block pinned on the map, a price band only if you want one shown, and registration details wherever K-RERA applies. A short form connects to the CRM and to WhatsApp. We trim images and scripts hard, because many Koramangala visitors open these links on a phone while standing outside the very building.
Websites in detail →Which K-RERA details belong on a Koramangala project ad?
Two clauses of the 2016 central Act shape any Koramangala project ad. Under Section 3(1), nobody may market, book or invite buyers for flats in a scheme that needs registration until the regulator has registered it. Section 11(2) adds that each advertisement or prospectus must carry, prominently, the regulator's website, where the scheme's particulars are filed, plus its registration number. For Karnataka that body is K-RERA, whose portal at rera.karnataka.gov.in lets any buyer check a project.
This bites on Koramangala's small plots. Section 3(2)(a) lifts the registration duty for small schemes, those on land up to 500 sq m or with up to eight flats counting every phase, and a state may cut those limits. Whether a four-floor rebuild on an old bungalow site needs to register is therefore a legal call; settle it with counsel before any ad runs.
When registration does apply, the K-RERA number and portal address go on the landing page, the lead form's opening screen, the brochure PDF and, space permitting, inside the creative, sized so a phone shows them clearly. A single resale flat sold by its owner is a different case; there the broker's own agent registration is what applies.
- Project registration number shown clearly on every ad, page and brochure.
- The K-RERA website address shown alongside it.
- Agent registration number for brokers and channel partners who advertise.
- Metro and road works described as open, under construction or proposed, as official sources state.
- No promised returns, rental yields or price rises in any copy.
How do you sell a south-east project to people who live in Koramangala?
Koramangala residents are a buyer pool, not just a market. Founders, senior engineers and families who rent or own in the blocks often look for a larger home, a villa or an investment flat in places where land is cheaper. Projects in Electronic City, along Sarjapur Road or in Bellandur can all reach them, but only with a message that starts from their life here.
The creative should answer the questions a Koramangala household asks first. How long is the drive at school time? Is there a metro link, and is it open? Will we still be near our friends and offices? A Reel that shows the route from the Inner Ring Road to the project gate, filmed honestly at a normal hour, does more than a rendered skyline. The lead form asks whether the buyer is upgrading, investing or buying for parents, and the WhatsApp follow-up changes with the answer.
Targeting stays tight. We draw the audience around the eight blocks themselves, then build separate ad sets for HSR Layout and BTM Layout so each gets copy that names its own streets. Lookalikes come from people who actually visited the project, tagged in the CRM, not from every form fill.
When in the year do Koramangala buyers and tenants move?
Rentals follow jobs. Startups hire throughout the year, so furnished rentals in Koramangala see enquiries in every month, with lease renewals bunching around appraisal cycles and the start of a school year. A rental campaign that stays on all year, with budget raised before the school term, suits most landlords and rental desks.
Purchases follow the Indian festive calendar more closely. Ugadi in spring and Akshaya Tritiya soon after are traditional moments to book a home, and the Dussehra to Diwali stretch is when many developers launch offers. For a project selling to Koramangala residents, we plan creative and WhatsApp templates several weeks ahead of each festival, because template approval and creative shoots take time.
NRI owners and buyers have their own rhythm. Many visit during Indian school holidays or year-end breaks, which is when site visits can be packed into a single trip. An NRI campaign runs in the weeks before those visits, in the owner's time zone, and the WhatsApp follow-up offers video walkthroughs for those who cannot travel.
- Spring: Ugadi and Akshaya Tritiya bookings for projects elsewhere.
- Before the school term: rental and resale enquiries from families.
- Autumn: Dussehra and Diwali offers, planned well ahead.
- Year-end: NRI visits and video walkthroughs.
Should a Koramangala broker rely on property portals or build its own leads?
Portals bring volume, and most Koramangala listings will appear on them anyway. The trouble is that the same enquiry is often sent to several brokers at once, and the listing sits beside dozens of similar flats. A broker competes on response time and price, with little control over who sees the listing.
Own leads work differently. A Google search ad for a specific block and BHK brings someone to your page, your form and your WhatsApp number, and nobody else gets that enquiry. The list builds over time: tenants who later buy, owners who later sell, NRI contacts who refer friends. That list is what makes later campaigns cheaper, because a WhatsApp template to past enquirers costs far less than finding a stranger.
Sensible Koramangala property marketing keeps both. Portals for reach, and a small search and WhatsApp campaign for listings where control matters, such as an independent house or a premium flat in the quieter blocks. The CRM tags each enquiry by source so you can see, month by month, which one produced the visits.
What does property lead generation for Koramangala cost?
The bundled Koramangala plan costs from ₹24,999 for each month: keyword map, listing pages, qualifying forms, CRM tagging and WhatsApp replies handled as one job. A landlord who wants only search, or a project that wants only Instagram, can take that single channel for ₹4,999 each month instead. Media is a separate bill that Google or Meta raises against your card. Work starts once you approve a written quote, and every service with its rate is listed on our pricing page.

Why do two Koramangala campaigns cost different amounts?
The fee is set by the work, and the work depends on what you hold. One resale flat in 2nd Block needs a single landing page, one search campaign and a WhatsApp template. A developer with a rebuild in 1st Block, rentals in 5th Block and a project on Hosur Road needs three campaigns that must not overlap, three pages and three CRM lists. Both are quoted in writing before anything starts.
Ad spend moves the other way. Search clicks for Koramangala purchase terms compete with every broker in the area, so a resale campaign usually needs more media money per listing than a resident-targeting Meta campaign for a project elsewhere. Month one runs on a trial figure you choose; after it we show the enquiries and visits that money bought and propose whether to raise or trim it.
- How many listings, rebuilds or projects run at once, and whether they sit in different blocks.
- Whether rentals, purchases and office leasing each need their own campaign and form.
- Creative needs: photo shoots of a finished flat, floor-plan renders or Reels for a project outside Koramangala.
- NRI campaigns in other time zones, which need separate ad schedules and WhatsApp follow-up hours.
- Landing pages to build, and whether K-RERA details and plans are ready or must be gathered first.
- How much reporting your team wants: weekly visit tagging, monthly reviews or a live CRM view.
What kind of property market is Koramangala?
Koramangala is a south-eastern neighbourhood of Bengaluru and one of the largest in the city, laid out in eight blocks. The Inner Ring Road splits it: blocks one to four sit on one side, five to eight on the other, and the same road carries traffic towards Domlur and Indiranagar. Housing here started in earnest only in the late 1970s, and the late-1990s tech boom pulled in new residents because the area sits between the old centre and Electronic City. Today it is known as a startup hub with high land prices and expensive shopping.
That history explains the stock. Wide, tree-lined roads carry a mix of independent houses, low-rise apartment blocks and commercial buildings, and almost every plot is already built on. So the market is mostly resale flats and houses, rebuilds where an owner replaces an old house with a few new floors, rentals for people who work in the area, and offices or shopfronts on the main roads. Buyers come from inside Koramangala and from HSR Layout, BTM Layout, Madiwala and Adugodi next door, and they compare block by block.
Rail is arriving at the edges rather than the centre. Namma Metro's Yellow Line has carried passengers since August 2025, and its BTM Layout and Central Silk Board stops sit a short hop from the southern blocks. Builders are still at work on the Blue Line beside the Outer Ring Road, where HSR Layout and Agara stations will follow. A Red Line listing Koramangala II Block and III Block stops is still only a proposal; in 2026 its revised plan was waiting on central approval. Copy should claim exactly that much.

Which property businesses in Koramangala do we plan campaigns for?
- Resale brokersAgents holding flats and houses across the blocks, who need block-level search ads and fast WhatsApp replies to win the visit before a rival broker does.
- Rebuild developersSmall builders replacing old houses with a handful of new floors, who need one sharp page and a tight search campaign rather than a city-wide launch.
- Landlords and rental desksOwners and managers letting furnished flats to people working nearby, who need a separate rental campaign and quick photo sharing on WhatsApp.
- Office and retail leasingTeams leasing floors, independent buildings and shopfronts to startups and restaurants, where team size and move-in month qualify the enquiry.
- South-east project developersBuilders selling projects on Sarjapur Road, Hosur Road or in Electronic City, who want Koramangala residents as upgrade or investment buyers.
- NRI desksBrokers and developers serving owners and buyers abroad, who need campaigns timed to Gulf, UK or US hours with WhatsApp follow-up.
- Channel partnersPartners who carry several projects to Koramangala families and need one CRM list per project so follow-up messages stay relevant.
How does a Koramangala campaign go from first call to first visit?
Map what you hold
A call or video meeting to list every flat, house, rebuild, rental or office floor you want to move, with its block, status and K-RERA registration where a project needs one. We also ask who has bought or rented from you before.
Write the quote and the keyword plan
A written quote with the scope, plus a first keyword and audience list like the one on this page, cut down to the blocks and property types you actually have. You approve both before any money is spent.
Build pages, forms and templates
Landing pages per listing or project, forms with qualifying questions, CRM lists and WhatsApp templates submitted to Meta for approval. Your team gets inbox access and a short guide to tagging visits.
Launch small and watch the enquiries
Search and Meta campaigns go live on a test budget you set. In the first fortnight we read every enquiry with your team, add negative keywords for PG and hostel traffic, and pause blocks that bring the wrong people.
Review visits every month
Each month we compare visits tagged in the CRM with the keywords and audiences behind them, move budget towards what produced walk-ins, and update creative for new listings or a changed project status.
Why do Koramangala brokers and developers work with KaamGPT?
Our own software runs the follow-up
The CRM, WhatsApp inbox and landing pages are KaamGPT products, so an enquiry moves from ad to list to message without copy-paste between tools that do not talk to each other.
We have built real estate software
KaamGPT built Trecom AI, a real estate platform; the Trecom AI case study shows the work. That experience shapes how we structure listings, leads and follow-up for property teams.
Prices are published
Rates are public: the bundled plan from ₹24,999 monthly, a single channel from ₹4,999. Media money stays in accounts you own with Google and Meta, so the spend figure you see is the real one.
Official WhatsApp only
Messages leave through Meta's official business platform, reach only contacts who ticked opt-in, and use template formats Meta has passed. That protects the standing of your WhatsApp number, and the whole team reads replies in one place.
Copy that respects K-RERA
A registered project's ads show its K-RERA number with the regulator's site address, and metro lines are described as open, being built or proposed, matching what official sources say.
One Bengaluru office, easy to reach
Our one office is in Bengaluru, and Koramangala clients meet us on calls, WhatsApp or video at times that suit a broker's busy weekend. Today 100+ companies run on KaamGPT.
Why do Koramangala property campaigns go wrong?
The usual failure is treating the neighbourhood like a launch corridor. A broad radius drawn around the whole neighbourhood pulls in students, shoppers and people who only want a paying-guest bed, and the sales team spends Saturday calling numbers that were never going to visit. The fixes below are specific to how Koramangala trades.
- One listing, many lookers. A single resale flat in 3rd Block can draw a crowd of curious clicks. Without budget, BHK and block questions on the form, a broker cannot tell an owner-occupier with a loan sanction from a neighbour checking prices.
- Rental noise swamps purchase intent. In a neighbourhood full of young professionals, plenty of searches that name Koramangala come from renters, PG seekers and co-working hunters. Purchase campaigns need negative keywords and separate ad groups, or the rental traffic eats the money.
- Rebuilt plots have no brand. A small developer turning an old house in 1st Block into four floors has no name buyers search for. The campaign has to sell the street, the block and the floor plan instead.
- Residents are targeted by everyone. Founders and senior engineers who live here see ads from projects across the city. A Sarjapur Road or Electronic City project needs a reason specific to a Koramangala household, such as school runs or the commute, or the ad blends into the feed.
- Infrastructure claims run ahead of facts. Writing "metro next door" is tempting. In truth the Yellow Line stops at BTM Layout and Silk Board, Blue Line works on the ORR are unfinished, and the Red Line exists only as a proposal. Copy that overstates this invites complaints and wastes trust.

Frequently asked questions
28 answersWhy would a Koramangala broker pick a block-level specialist over a city-wide property marketer?
It plans around the eight blocks. Koramangala sees few big launches, so the work is mostly resale flats, independent houses, rebuilt plots, furnished rentals and office floors, each needing a small campaign aimed at searchers who name a block. The second job is selling projects elsewhere to residents, which needs Meta audiences and WhatsApp follow-up rather than search ads.
Can KaamGPT find buyers for a single resale flat in Koramangala 4th Block?
Yes. A single listing gets one landing page, a Google search campaign on block and BHK terms, and a WhatsApp template that sends photos and two visit slots to anyone who opts in. The form asks budget, loan status and move-in timing, so you call people who are ready, not neighbours curious about prices.
Is Koramangala mainly a resale market or are there new projects too?
Mostly resale and rental. The neighbourhood was built up from the late 1970s and nearly every plot is occupied, so fresh supply tends to come from owners or small builders replacing older houses with new floors. Where such a rebuild is large enough to need K-RERA registration, its ads must show the project number and the regulator's portal address.
How do I market a rebuilt bungalow plot in Koramangala with four new floors?
Sell the plan, the street and the block, since the project has no brand yet. Build one page with floor plans, parking, light and the K-RERA details if the project is registered, then run tight search ads on block and BHK terms. Meta ads to residents of the same block often find buyers who already love the street.
Which metro stations are closest to Koramangala right now?
Two are already running: BTM Layout and Central Silk Board on the Yellow Line, opened on 11 August 2025 and close to the southern blocks. HSR Layout and Agara stations on the Outer Ring Road Blue Line are still being built. Stations named Koramangala II Block and III Block appear only in the proposed Red Line, which in 2026 still lacked central approval.
Can property ads for Koramangala mention the Red Line metro?
Only as what it is: a proposal. The Phase 3A plan lists stations at Koramangala II Block and III Block, but in 2026 its revised project report was still awaiting central government approval. Writing "upcoming metro" or giving an opening year as fact misleads buyers and invites complaints, so our copy says "proposed" and names the source.
Should a Koramangala landlord run rental ads separately from sale ads?
Yes, always. Tenant enquiries arrive fast and in volume, and a shared budget lets them consume the money meant for buyers. A separate rental campaign with its own cap, form and WhatsApp template keeps both clean. It also makes reporting honest, because you can see which listing drew tenants and which drew buyers.
How do I stop PG and hostel seekers wasting my Koramangala ad budget?
Use negative keywords such as PG, hostel, paying guest, bed and sharing in every purchase and family-rental campaign, unless you offer them. Ask a qualifying question on the form, such as BHK or budget band, and send the WhatsApp brochure only after it is answered. Review the search terms report weekly for new junk queries.
What do Koramangala buyers search for on Google when looking for a flat?
They usually name a block and a size, such as a 3 BHK in 6th Block, or ask for independent houses, ready-to-move flats or resale apartments in Koramangala. Many also search for rentals and office space. We group these by block and property type, so each ad and landing page matches what the person typed.
How does KaamGPT target Koramangala residents for a project on Sarjapur Road?
With Meta ads drawn tightly around the eight blocks, using creative about the commute, schools and space a Koramangala household would gain. Lead forms ask whether the buyer is upgrading, investing or buying for parents. Opted-in leads get the brochure on WhatsApp, and site-visit tags in the CRM later seed lookalike audiences.
How much does a Koramangala broker pay KaamGPT for property leads?
A broker in the blocks pays from ₹24,999 for each month of the complete package: search and Meta campaigns, listing pages, forms, CRM lists and the WhatsApp follow-up. Taking a single channel instead, Google or Meta, costs ₹4,999 for each month. Clicks arrive on a separate invoice that Google or Meta sends you directly. A written scope and price come before any work.
Is the ad spend included in KaamGPT's monthly fee?
No. Our fee pays for the labour; media money belongs to you and sits in ad accounts your own business holds with Google and Meta. For a first Koramangala resale or rental month we propose a modest trial spend, show the enquiries and viewings it bought, and only then advise raising, holding or trimming it.
Will KaamGPT meet Koramangala property clients in person or online?
Mostly online. KaamGPT keeps a single office elsewhere in Bengaluru, and Koramangala brokers and developers usually meet us over phone, WhatsApp or a video call. Property reviews suit that well, since enquiries, keywords and visit tags can be shared on screen. If a listing needs photos or a video walkthrough, we organise the shoot together.
How should an NRI owner sell a Koramangala flat from abroad?
Appoint a registered local broker, then run a small search and Meta campaign in Bengaluru aimed at buyers for that block, with video walkthroughs for remote viewing. Separately, brokers can win NRI mandates by advertising in the Gulf, UK or US cities where owners live, scheduled to their time zones, with WhatsApp follow-up in their working hours.
How do office leasing teams in Koramangala find startup tenants online?
Search ads on office, coworking-floor and independent-building terms, with forms that ask team size, seats and move-in month. A Google Business Profile with photos helps founders who check Maps before calling. Follow-up goes over WhatsApp with floor plans and a visit slot, and a CRM tag records which enquiries actually toured the space.
Can WhatsApp be used to send Koramangala flat photos to new enquiries?
Yes, provided the person opted in. Photos go out from your business number inside a Meta-approved message, which can carry an image, a short video or a PDF on top plus tap-to-reply buttons for viewing times. To show several Koramangala flats in one go, a carousel holds between two and ten cards. Replies reach a team inbox. Unofficial senders are never used.
What WhatsApp plan suits a small Koramangala rental desk?
Start free. A Koramangala rental desk can run our WhatsApp Marketing app without paying anything at first, and upgrade (₹999, ₹2,999 or ₹7,999 monthly workspaces) only once it wants extra seats or tagged tenant segments. Messages go out from your own verified business number, so tenants see your name in the chat header rather than ours.
Which K-RERA details must appear on a Koramangala project's Instagram ad?
If the scheme must be registered, Section 11(2) makes two items compulsory on every promotion, Instagram included: its K-RERA registration number and the address of the regulator's portal. On a vertical Reel or story, set them in a caption strip that stays readable on a small phone, then repeat them on the form screen and the brochure. A broker or channel partner running the ad adds their own agent number too.
Can a channel partner run ads for several projects to Koramangala buyers?
Yes, but each project needs its own campaign, page and CRM list, and every ad must show that project's K-RERA details and the partner's agent registration. Putting two projects in one creative leaves buyers unsure what they enquired about and breaks reporting. We keep a separate WhatsApp template per project, so follow-up messages match what the person asked about.
When is the best time of year to advertise Koramangala property?
Lettings never really stop, because people take jobs here in every month, so a rental campaign stays on and gets more budget before school terms. Home purchases cluster at Ugadi, at Akshaya Tritiya and through Dussehra into Diwali, so creative and templates are prepared weeks early. NRI campaigns go live before Indian school holidays and the year-end break, when owners fly in.
How quickly should a Koramangala broker reply to a new enquiry?
Inside a few minutes. Koramangala tenants and buyers often message several brokers on the same evening, and whoever replies first with something useful tends to get the viewing. We wire the form to an automatic WhatsApp message carrying photos and a pair of viewing times, so your team simply confirms one.
Do Koramangala property campaigns need a separate landing page per listing?
For anything beyond one flat, yes. A buyer who searched for a 2 BHK in 7th Block should land on that flat, not a list of everything you hold. Separate pages also let each ad group be measured on its own. Building one costs from ₹9,999 per page, with the form and WhatsApp link included.
Can a Koramangala broker see which ads produced actual site visits?
Yes, if the team tags visits. Every enquiry enters the CRM with its source, keyword or audience. When your team marks who walked into a flat, the monthly review shows visits by campaign, block and listing. Those tags then shape next month's budget and feed Meta lookalikes of real visitors.
Is SEO worth it for a Koramangala real estate broker?
For a broker with listings all year, yes. Pages about each block, renting with pets, buying an independent house or leasing an office keep drawing visitors when ads pause, and each new listing slots in. Expect ₹14,999 monthly from us for SEO, and several months before rankings settle. A one-off rebuild developer is usually better served by ads alone.
Koramangala or HSR Layout: how does digital marketing for real estate companies in Koramangala differ?
Koramangala's market is older, denser and mostly resale or rental, so campaigns are small and block-specific. HSR Layout, next door, has a more planned grid and its own Blue Line station under construction, so its campaigns speak about a different set of streets and buyers. We run separate ad sets for each, never one shared radius.
Who do I call to start a Koramangala property campaign with KaamGPT?
Dial or WhatsApp +91 79767 82366, then tell us about your Koramangala stock, whether resale flats, a rebuild, rentals or office floors, or which project you want to sell to residents. We reply with a first keyword and audience plan, then a written quote, all without anyone travelling across town.
Will a real estate marketing agency in Koramangala promise a number of leads?
We do not. Enquiry volume depends on your stock, price, photos, response speed and the budget you choose to spend with Google or Meta. Our side of the deal is the work itself: the keyword plan, pages, forms, templates and a monthly review of visits. You see every enquiry in your own CRM, so the numbers are never ours to dress up.
Should a project in Electronic City advertise to people living in Koramangala?
It can work, because Koramangala residents already know the Hosur Road route and the Yellow Line from BTM Layout southwards. The ad should be honest about drive times and the metro, and the form should ask whether the buyer is upgrading or investing. For this real estate lead generation agency in Koramangala, that is always a campaign of its own.
