If you sell homes on HBR's numbered blocks, KaamGPT is a real estate marketing agency in HBR Layout Bangalore built around your kind of stock: owners turning an old BDA site into floors, small joint-development builders, and brokers juggling resale houses with lettable units. The layout is full, so the job is finding the few hundred people who want these specific streets, not shouting to the whole city. We plan Google Search around block and stage names, run Meta ads to households working along the Outer Ring Road, and keep every enquiry moving on the official WhatsApp Business Platform until it becomes a site visit.
This page is written for that market and nothing wider. It covers the stock HBR Layout actually has, the searches and audiences that earn their cost here, how the metro rising over 4th Main changes the pitch, what K-RERA requires when a rebuild becomes a registrable project, and what a campaign costs. HBR owners reach our single Bengaluru office by phone, WhatsApp or video meeting, and no invoice is raised until a written quote carries your approval.

Property businesses in and around HBR Layout we plan campaigns for
- Owner-builders rebuilding a BDA siteFamilies who demolish the original house and build floors to sell or let, usually for the first time and with no sales team.
- Joint development buildersSmall firms that rebuild an owner's site in exchange for a share of the floors and need buyers for their share fast.
- Resale house brokersAgents near the BDA complex selling older independent houses, often to buyers who plan to rebuild themselves.
- Rental and lease brokersBrokers letting floors and flats to people working at Manyata and along the Outer Ring Road.
- NRI property desksAdvisers who help overseas owners sell, let or redevelop a parent's HBR house without travelling for every step.
- Co-living and managed rental operatorsOperators who lease whole rebuilt buildings and rent rooms or units to young professionals nearby.
- Commercial ground-floor leasingOwners letting shopfronts on the layout's busier main roads to clinics, cafes and service businesses.
Why is selling property in HBR Layout harder than it looks?
Demand is not the problem; the area is well known and close to work. The problem is that each seller has very little stock, a narrow buyer pool and a lot of noise from listing portals that put an HBR floor next to a hundred towers in Thanisandra.
- One rebuilt site gives three or four units at most, so an ad budget sized for a 300-flat launch burns out in days and a budget too small never exits the learning phase.
- Buyers search by block and stage ("HBR 1st Stage", "5th Block") and by nearby names like Kalyan Nagar and Nagawara, so a campaign keyed only to the layout name misses half the intent.
- Rental seekers and buyers look alike in a form; without a qualifying question the sales call goes to someone who wants a two-bedroom lease near Manyata.
- Floors sold by an owner-builder sometimes cross the K-RERA registration threshold without the owner realising it, and an ad without the registration number is a compliance problem, not just a weak ad.
- Many original allottees and their children live abroad, so the decision-maker for a resale or a joint development often sits in Dubai, Singapore or the US, hours away from the site.
What we run for HBR Layout sellers, builders and brokers
Each service below is sized for small inventory: a handful of floors, a resale house or a rental portfolio. Our real estate lead generation service ties them together into one pipeline, and you can buy a single piece if that is all the listing needs.
Site-visit pipeline for a single rebuilt site
Landing page, ads, WhatsApp follow-up and a simple CRM board, set up for three or four floors rather than a tower. Every enquiry is tagged buyer or tenant, floor wanted and budget band, so the owner or broker only calls people who match the unit still unsold.
Lead generation in detail →Search ads keyed to blocks and stages
Exact and phrase keywords for HBR 1st Stage, 2nd Block, 5th Block and the neighbouring names buyers type, with a tight radius around the layout. Negative lists strip out PG, hostel and office-space searches that otherwise eat a small budget around the Outer Ring Road.
Google Ads in detail →Meta ads to people who already live or work nearby
Instagram and Facebook placements around Manyata, Nagawara, Kalyan Nagar and Hennur Road, with video walk-throughs of the actual floor. Lead forms carry a buy-or-rent question and a move-in month, which keeps tenants out of the buyer queue.
Meta Ads in detail →Official WhatsApp follow-up and brochures
Meta-approved templates with the floor plan as a PDF header, a carousel of the floors still open, and buttons to book a visit. Contacts come only from opt-in enquiries and your CRM lists, and the shared inbox lets the owner and the broker see the same conversation.
WhatsApp campaigns in detail →One-page project site with documents up front
A fast page for the building: floor plans, the plot dimensions, approval status, a K-RERA line for registered buildings, a location pin, and honest commute minutes to Manyata. Built to load quickly on a phone held at the gate.
Websites in detail →Map listing for a broker's office or site office
Brokers who work from a shopfront near the BDA complex get found in map results for searches typed around the layout. We set categories, service areas and photo routines, and keep the listing's phone and hours consistent with the ads.
Google Business Profile in detail →Construction-progress posts for a rebuild
A weekly reel or post from the site, from demolition to slab to handover, gives Meta something real to show and gives buyers abroad a reason to trust a project they cannot visit until their next trip home.
Social media in detail →Which searches and audiences should an HBR Layout property campaign buy?
The keyword list for this layout is short and specific. People who want HBR already know it by block and stage, and people who do not know it arrive through Manyata, Nagawara or the new metro. So the plan below mixes exact layout searches, neighbour-name searches that spill over, rental intent we either filter out or route to a broker, and a few Meta and WhatsApp audiences built from your own enquiries.
Treat the rows as a starting set for one rebuilt site or one broker's listings. We add and pause terms weekly from the search-terms report, because a few wrong words around the Outer Ring Road (PG, coworking, hostel) can take most of a small daily budget.
| Search or audience | Buyer intent | Where we target it | Why it matters here |
|---|---|---|---|
| independent floor for sale in hbr layout | Family buying to live in | Google exact match, then the building's own page | The core search for rebuilt stock. Few sellers bid on it, so a well-built page with real floor plans can hold the top ad slot cheaply. |
| 3 bhk floor hbr layout 2nd block | Buyer with a block in mind | Google Ads exact match; ad group per block | Block-level searches come from people who already visited or have family nearby; a separate ad group lets the headline repeat the block name back to them. |
| house for sale hbr layout 1st stage | Older-house buyer, serious | Google phrase match to the broker's HBR listing | Stage searches come from buyers who know the layout, many planning to rebuild, so the page should state plot size and road width first. |
| hbr layout metro station flats | Buyer timing the metro | Google Ads phrase match; SEO section on the page | The Blue Line station on 4th Main is under construction; buyers search the station by name, and the honest answer is distance plus 'under construction', never an opening date. |
| 2 bhk for rent hbr layout | Tenant, high volume | Negative keyword for sales; separate broker rental campaign | Rental volume here is large because of Manyata. For a sale campaign this is a negative; for a broker with lettable floors it is the main campaign. |
| rental flats near manyata tech park | Tenant relocating for work | Google Ads phrase match; Meta lead form with move-in month | Only worth buying for rental inventory. HBR competes with Nagawara and Thanisandra here, so the ad should state the actual commute from the building to the tech park. |
| joint development hbr layout | Site owner seeking a builder | Google Ads exact match; SEO article | This is a supply-side search by owners of old houses. Builders who want their next site should be present for it, with a clear explanation of the share arrangement. |
| independent house kalyan nagar hbr layout | Buyer comparing neighbours | Google Ads phrase match; comparison section on page | Buyers often compare HBR with Kalyan Nagar and HRBR across the ring road; owning the combined search costs little and catches people still deciding between the two. |
| ready to move floors near nagawara | Buyer wanting quick possession | Google Ads phrase match; Meta retargeting | Nagawara is the bigger name in searches. Ready stock in HBR can win these buyers by showing handover status and the walk to the Nagawara interchange. |
| property in hbr layout for nri | NRI buyer or family, high | Google Ads with Gulf and US location targeting; WhatsApp | Families of original allottees abroad search this way. Schedule ads for their evenings and offer a recorded video call of the floor. |
| bda layout house resale north bangalore | Buyer wanting clear BDA title | Google Ads broad match with tight negatives; SEO page | Some buyers want a BDA-allotted site specifically for title comfort; HBR fits that search, and the page should explain the layout's BDA origin. |
| Manyata employees aged 28 to 45 within 5 km | Meta audience, first-time buyer | Meta ads, location radius and interest layering | The largest pool of likely buyers works a short ride away. A walk-through reel works better than a static render for this group. |
| Lookalike of past HBR site-visit leads | Meta audience, warm prospecting | Meta lookalike from CRM list of visitors | Once a few dozen people have visited, a lookalike built from them finds similar households across north-east Bengaluru without paying for broad interest targeting. |
| Brochure opened, no visit booked in 7 days | WhatsApp re-engagement segment | WhatsApp template with visit-booking button | On small inventory every warm lead matters. One polite template with this week's open floors brings back people who simply forgot to book. |
| Past tenants of your HBR floors | WhatsApp segment, possible buyers | WhatsApp carousel template from CRM tag | A tenant who liked living in the building is a warm buyer for the next rebuild; a carousel of the new floors costs one template send. |
Google Search: own the block names
Search carries the highest intent in HBR because buyers type block and stage. We build one ad group per block, use exact and phrase match, keep a long negative list for rentals and PGs when selling, and send traffic to a page that repeats the block in its headline. Search management costs ₹4,999 monthly, with Google charging you separately for the clicks; our search advertising notes explain the method.
Google Ads in detail →Meta: reach the Manyata and Nagawara workforce
Most future HBR buyers are already within a short ride of it. Meta lets us reach them by location radius and refine with lookalikes of real visitors. We run short video of the actual floor, lead forms with a buy-or-rent question, and a second touch for anyone who sat through most of the clip, as set out in our Instagram and Facebook advertising write-up.
Meta Ads in detail →WhatsApp: the follow-up that books the visit
Each new HBR enquiry hears back within minutes: an approved message carrying the floor plan PDF on top and a button to fix a visit time. Later sends go only to opted-in contacts: a carousel of floors still open, a reminder before the weekend, a handover update. It all runs on the official Meta Cloud API with a shared inbox, through our WhatsApp Marketing app.
WhatsApp campaigns in detail →SEO: a page that answers the HBR questions
A project or broker page that explains the block, plot size, road width, approval status, the metro station's construction status and the drive to Manyata will keep earning visits after the ads stop. For a single building one strong page is enough; a broker with many listings needs a section per block.
SEO in detail →Landing page built for a phone at the gate
Buyers check the page standing outside the building. It must load fast, show the floor plan without a download, carry the K-RERA number when the project is registered, and offer WhatsApp and call buttons at thumb height. Pages like this come from our web build team, starting at ₹9,999, usually before the first ad is switched on.
Websites in detail →How a campaign for an HBR Layout building is set up
A call about the building, the documents and the buyer
First comes a conversation, by phone or video, about block and stage, plot size, number of floors, sale or rent, sanctioned plan status, and whether the project is registered with K-RERA. If it is, we note the registration number for every ad and page.
Written quote and a keyword sheet
You get a written quote and a short sheet of the searches, Meta audiences and WhatsApp segments we propose, with the reason each one fits HBR. Nothing starts until you agree with both.
Page, tracking and templates
We build or fix the landing page, connect call and WhatsApp tracking, submit the first templates for Meta approval, and set up a simple board where each enquiry moves from new to visit booked to closed.
Launch, then prune weekly
Ads go live in a small radius around the layout and the neighbouring names. Each Monday the search-terms list and the quality of last week's HBR leads decide which words get blocked, which block earns more budget and what gets paused.
A plain report and the next floor
Each month you get enquiries, visits and the cost of each, by channel. When one floor closes we shift the creative to the next, and when the building is done the list stays yours for the next rebuild.
What does property marketing in HBR Layout cost each month?
KaamGPT's fees come straight off the catalogue, and the media money you choose stays between you and the two ad platforms. For a rebuilt site, the combination most owners need is lead generation or one ad channel plus the WhatsApp app. The pricing page lists each plan; your HBR quote names the deliverables line by line before anything begins.

What changes the cost of a campaign for HBR Layout?
The biggest variable is not our fee but how many units you need to move and how fast. A single floor sold over three months needs very little spend; a joint development builder clearing a share of eight floors before handover needs steady search and Meta budget every week.
The second variable is how much of the funnel already exists. If the floor plans, approvals and photos are ready, setup is quick. If the building is still a slab, we plan a pre-launch list on WhatsApp first and keep paid spend for when there is something to walk through.
- Number of units and the deadline to sell or let them.
- Sale, rental or both: rental campaigns need different keywords and a different form.
- Whether an NRI audience is in scope, which adds country targeting and evening scheduling.
- Whether your building already has a page or we must make one (₹9,999 starting).
- How many blocks or listings a broker wants separate ad groups and page sections for.
- How many WhatsApp messages you expect to send, since that picks your workspace tier.
Why HBR Layout sellers work with KaamGPT
Sized for small inventory
Our plans assume a handful of units. We do not ask a family selling three floors to fund a launch-scale media plan.
Our own WhatsApp platform
The WhatsApp Marketing app is ours and runs on Meta's official Cloud API, which puts your HBR enquiry lists, message templates and team inbox under one login.
Compliance built into the ad
For an HBR project that crossed the RERA limits, the registration number and the K-RERA web address are in the very first draft of every creative.
Real estate software experience
Trecom AI, a property platform, came out of our own development team; the case study shows how we think about listings, enquiries and follow-up.
One Bengaluru office, reachable every day
We work from our Bengaluru office and stay on call and WhatsApp with HBR clients, with online reviews whenever you need one.
What kind of property market is HBR Layout?
HBR Layout is a Bangalore Development Authority layout in north-east Bengaluru, formed in stages through the 1980s and divided into numbered blocks. A CAG audit of BDA layouts lists separate notifications for HBR I Stage and II Stage in 1985 and III Stage in 1989. The result is a grid of allotted residential sites with independent houses, many of them now forty years old, rather than gated apartment towers. Kalyan Nagar and HRBR Layout sit to the south-east, Nagawara and the Manyata Tech Park campus to the west, and the Hennur side to the north-east.
Because the land was allotted long ago, fresh supply comes from redevelopment. An original house comes down, and two to four independent floors go up in its place, sold or let one floor at a time. Next to that sits a steady resale trade in older houses and a large rental market. Manyata Tech Park, which Wikipedia places in Nagavara on the Outer Ring Road and describes as spread over about 300 acres, puts a big salaried workforce a short ride away, and many of them rent in HBR before they buy.
Civic administration also moved recently. The Greater Bengaluru Authority replaced the BBMP in 2025 and now sits above five city corporations, so buyers asking about khata, property tax or approvals may hear new office names. For a seller, the practical point is simple: documents for rebuilt floors get questioned closely, and an advert that answers those questions early saves wasted visits.
How do you market a four-floor rebuild in a finished layout?
Start from the building, not the channel. A rebuilt 40x60 site with four floors has four buyers to find, and each of them will walk the street, check the neighbouring houses, ask about the khata and look up how far the metro is. Marketing that answers those things before the call is worth more than a larger audience. That is the difference between a real estate marketing agency in HBR Layout and one that copies a tower-launch plan from Sarjapur Road and shrinks the budget.
Second, be honest about time. With so few units, a campaign usually runs in bursts: a pre-launch list when the slab goes up, a stronger push around handover, then a quiet re-engagement until the last floor closes. Between bursts the WhatsApp list and the project page keep working without daily spend. We also suggest the owner keep one floor's worth of rental ads ready, because a floor that is let well is easier to sell later to an investor.
One ad group per block, one page section per block
Buyers who type '2nd Block' or '5th Block' get a headline and a page section with that block's name, the street photos and the walk to the nearest main road. It sounds small; it is what separates a local seller from a portal listing.
Lead forms that split buyers from tenants
The first question on every Meta form is buy or rent, the second is move-in month. Tenant replies go straight to a broker or to a rental template, so the owner's sales calls are spent on people who can actually purchase a floor.
Evening slots for families abroad
Many decisions on HBR resale houses are taken by children of the original allottees who now live overseas. We schedule NRI ads for their evening hours and offer a live video walk-through booked over WhatsApp.
Document answers before the visit
A short PDF on WhatsApp with the sanctioned plan status, the khata type, the plot dimensions and, where the project is registered, the K-RERA number, removes the most common reason a visit ends with 'let me check with my lawyer'.
Metro framing without promises
The station appears on the Blue Line as under construction, between Kalyan Nagar and Nagawara. We describe distance from the building and status as published by BMRCL, and never print an opening date in an advert.
When does an HBR rebuild need K-RERA registration, and what must its ads show?
Most single-site rebuilds in HBR Layout sit below the Real Estate (Regulation and Development) Act's registration line. Section 3(2)(a) exempts a project where the land being developed is no more than 500 square metres or where no more than eight apartments are planned across all phases. A typical BDA site with four floors is well inside both limits. The Act also lets the state government lower those limits, so confirm the current position on the K-RERA website before you decide.
Joint development changes the arithmetic. A builder who combines two neighbouring sites, or plans more than eight units, can cross the line, and then K-RERA registration has to come first; only then can the floors be promoted or booked. From that point, Section 11(2) obliges the promoter to print K-RERA's web address and the registration number prominently on any advert or prospectus.
For an HBR joint development that translates into the number sitting on each reel, banner, page header, brochure and WhatsApp footer we produce. Where a project is exempt, we say nothing about RERA rather than imply a registration that does not exist. Brokers have their own duty: a real estate agent needs K-RERA registration, and buyers can check both projects and agents on rera.karnataka.gov.in.
- Registered project: K-RERA number and rera.karnataka.gov.in on every creative.
- Exempt rebuild: no RERA wording at all, but sanctioned plan and khata details ready.
- Broker campaigns: the agent's own K-RERA registration shown on the page.
- Never describe approvals that are applied for as granted.
What does the Blue Line station mean for listings in HBR Layout?
Namma Metro's Blue Line Phase 2B runs from KR Puram to the airport, and its station list includes Kasturi Nagar, Horamavu, HRBR Layout, Kalyan Nagar, HBR Layout and Nagawara in that order going north. The HBR Layout metro station is an elevated stop with its listed address on 4th Main Road in the 5th Block, and Wikipedia shows it as under construction. Nagawara, the next stop, is planned as the interchange with the Pink Line, whose underground section is also under construction.
For marketing this is useful and easy to misuse. Buyers do search the station by name, and a floor a short walk from 4th Main is a real advantage. The ad should state the walking distance and the status as BMRCL describes it. It should not print an opening year, because the published dates have moved and differ between sources. If the buyer asks, the WhatsApp reply can link to the official status page.
How do you sell a parent's HBR Layout house from abroad?
Many original allottees bought in the 1980s, and today the house is often owned by children who live in the Gulf, Singapore, the UK or the US. They want one of three things: sell the house as it stands, let it, or give it to a builder for joint development. Each is a different campaign, and the first job is to agree which one before any ad runs.
For an outright sale we run Google Search for resale and BDA-house searches, a Meta radius campaign around the layout, and a WhatsApp line the owner can follow from abroad in the shared inbox. For joint development we target the other side of the market: builders searching for sites in north-east Bengaluru. In both cases visits are handled by a local relative or broker, and the owner sees every conversation without needing to be on the call.
Time zones matter more than people expect. A Dubai-based owner reads WhatsApp in the evening there; a US-based one is asleep during Bengaluru's site-visit hours. We schedule updates, and the weekly report, for when the decision-maker is awake.
Choosing a real estate marketing agency in HBR Layout Bangalore: what to ask first
Ask any agency, including us, to show you the keyword sheet before you pay. If it does not mention blocks, stages, rental negatives and the neighbouring names, it was not written for this layout. Find out whose name the ad accounts and WhatsApp contacts end up under; if it is not yours, walk away.
Ask how they handle timing. Families in the layout often like to pay a token on Ugadi or Akshaya Tritiya, and enquiries pick up again between Dussehra and Diwali. For a small rebuild it is often better to hold budget for those weeks than to spend evenly all year, and a good plan says so.
- Can you show the searches and audiences you would buy for this block?
- How will tenant enquiries be kept out of the sales queue?
- Where will the K-RERA number appear, or why is it not needed?
- What happens to the enquiry list after the last floor is sold?
- Is the WhatsApp sending on the official Meta platform?

Frequently asked questions
28 answersWho is a good real estate marketing agency in HBR Layout Bangalore for a small rebuild?
Look for one that plans around a handful of floors, not a tower launch. KaamGPT builds the keyword sheet around HBR's blocks and stages, splits buyers from tenants on every form, follows up on the official WhatsApp platform and shows the K-RERA number where the project is registered. We work from our Bengaluru office and quote in writing first.
My family is rebuilding our HBR Layout 3rd Stage site into four floors. When should marketing start?
Start collecting interest when the structure is up, well before handover. A simple page with floor plans and a WhatsApp button, plus a small Google Search campaign on block searches, builds a list of warm buyers. Spend more heavily once there is a finished floor to walk through, because HBR buyers want to see the street and the building.
Do rebuilt independent floors in HBR Layout need K-RERA registration before they are advertised?
Usually not for a single site. A typical 40x60 BDA plot is roughly 223 square metres, while Section 3(2)(a) of the Act makes registration compulsory only above 500 square metres or beyond eight flats, limits Karnataka is allowed to tighten. A joint development across combined sites, or one with more units, may need registration. Check rera.karnataka.gov.in or ask your lawyer before the first ad.
What must a registered HBR Layout project show in its ads?
Once registered, the promoter must display two things prominently under Section 11(2): K-RERA's web address and the project's own registration number. For HBR buildings we bake both into creatives, page, PDF brochure and message templates, so nobody visiting a floor needs to ask.
How do you stop rental enquiries from filling a sale campaign in HBR Layout?
Three ways. Rental words such as rent, lease, PG and hostel go into the Google negative list. Every Meta form opens with a buy-or-rent question. And replies from tenants are routed to a rental template or a broker. Near Manyata, without these filters, most of a small budget would go to people looking for a lease.
For an HBR Layout floor, which works harder: Google search or Instagram?
For a resale house or a floor buyers search by block, Google Search usually brings the most serious enquiries. Meta is better at reaching the large workforce around Manyata and Nagawara who have not started searching yet. Most HBR sellers run both on a small budget, with WhatsApp follow-up doing the work of turning enquiries into visits.
Can you run a rental campaign for floors I want to let near Manyata Tech Park?
Yes. A rental campaign uses different searches, a move-in-month question, and a Meta audience of people working around the Outer Ring Road. We send enquiries a WhatsApp template with photos, rent terms and a visit button. Brokers who manage several HBR floors usually run rental and sale campaigns side by side with separate budgets.
What does the HBR Layout metro station change for property buyers?
It gives buyers a clear reason to prefer homes near 4th Main Road in the 5th Block, where the Blue Line station is listed. It is under construction, so ads should say that plainly. We mention walking distance and status, and we do not print an opening date, because published dates have shifted.
How much ad spend does a three-floor HBR building need?
Nobody can name one honest number in advance; the right spend tracks your selling deadline and whether a floor is being let too. The KaamGPT fee does not move with spend; Google and Meta bill your media straight to you. In the written quote we suggest an example budget and a point at which to raise it, usually after the first site visits.
Can an NRI owner follow the sale of an HBR Layout house from abroad?
Yes. The owner gets access to the shared WhatsApp inbox and a weekly report scheduled for their time zone. Site visits are handled by a relative or broker in Bengaluru. Video walk-throughs are booked over WhatsApp for buyers who cannot visit, and every enquiry stays visible to the owner.
Do you help HBR Layout site owners find a builder for joint development?
We can run the campaign that reaches builders searching for sites in north-east Bengaluru, with a page describing the plot, road width and location. We do not negotiate the deal or advise on the share; that stays with you and your advisers. Our role is getting the right builders to call.
What should an HBR Layout landing page show first?
The block and stage, plot dimensions, floor plans, sanctioned plan status, and the K-RERA number if the project is registered. Then photos of the street, distance to the metro station under construction and the commute to Manyata. Call and WhatsApp buttons should sit where a thumb reaches, because people read it outside the gate.
Which searches name HBR Layout and are worth paying for?
Independent floor and house searches with the layout's name, block-level searches such as 2nd Block or 5th Block, NRI property searches, and joint development searches if you are a builder. Rental searches are worth buying only for lettable stock. Neighbour searches for Kalyan Nagar and Nagawara catch buyers still choosing an area.
How quickly can a campaign for an HBR Layout building go live?
If floor plans, photos and documents are ready, a Google Search campaign and the landing page can be live within days of the quote being agreed. WhatsApp templates need Meta approval, which usually comes quickly. A building still under construction starts with an interest list and goes fully live closer to handover.
Should I think of KaamGPT as a real estate lead generation agency in HBR Layout, or as a software firm?
Both, in a sense. We run the campaigns, and we also build and run our own WhatsApp Marketing app and the CRM board your enquiries land in. That means the ads, follow-up and reporting sit with one team in our Bengaluru office instead of being split across a media agency and a separate tool.
What does digital marketing for real estate companies in HBR Layout include beyond ads?
A landing page or broker site, a Google Business Profile for the office, construction-progress posts on Instagram and Facebook, an opt-in WhatsApp list with approved templates, and a monthly report of enquiries and visits. For brokers with steady stock near the BDA complex, managed digital marketing at ₹19,999 a month runs these together.
Will you send WhatsApp messages to people who never enquired about my HBR floors?
No. HBR follow-ups travel only over Meta's official WhatsApp Business Platform, in templates Meta has cleared, and reaches only people who agreed to hear from you, such as people who filled your form or are already on your CRM lists. That keeps your number in good standing and keeps every conversation in a shared inbox you can see.
Can a broker near the HBR Layout BDA complex get a better map listing?
Yes. A filled-in Google Business Profile, correctly categorised, service areas, real photos of the office and listings, and steady reviews helps brokers show up when people search around the layout. Our Local SEO plan costs ₹4,999 monthly and keeps the HBR office's details matching across ads, site and map.
How do you report results for an HBR Layout property campaign?
Once a month you get a plain sheet: enquiries by channel, how many were buyers versus tenants, visits fixed versus visits that happened, plus spend per outcome. We also note which block or listing drew the most interest, so you can decide where the next month's spend should go.
Who owns the ad accounts and the enquiry list after the campaign?
You do. Google Ads, Meta and the WhatsApp workspace are set up in your name or connected to your business, and the enquiry list stays with you when the last floor is sold. That list is valuable for the next rebuild, or for letting a floor later.
Can you help a co-living operator fill a rebuilt building in HBR Layout?
Yes. Co-living campaigns target young professionals working around Manyata and the Outer Ring Road, with Meta video of rooms and common areas, Google searches for managed rentals, and WhatsApp follow-up for visits. The forms ask move-in month and length of stay so the operator can plan occupancy.
Which months suit advertising an HBR Layout resale house?
Buyers who want to book on an auspicious day come in around Ugadi and Akshaya Tritiya, and Dussehra to Diwali is the other strong stretch. For a single house it often makes sense to save budget for those weeks, while the project page and WhatsApp list keep collecting interest through the quieter months.
Do you show HBR Layout property prices in the ads?
Only the prices you give us for your own units, stated exactly. We do not quote area averages per square foot, because they vary by block, road and building age, and we would not want to print a figure we cannot source. A clear price on your own listing tends to cut down calls from the wrong budget.
Can I call before deciding on a campaign for my HBR Layout building?
Of course. Dial +91 79767 82366, or message it, with your block, floor count and sale-or-let plan. On that first chat we sketch the searches and audiences likely to work for the building; a written quote follows only if both sides think the campaign is worth running.
Will a campaign for HBR Layout also pull buyers from Kalyan Nagar, Nagavara and Hennur?
We do, and HBR Layout plans already borrow those names because house-hunters weigh the four against each other. Each market has its own mix: towers and newer apartments along Hennur Road, the Manyata rental belt in Nagavara, and older houses in Kalyan Nagar and HRBR Layout. We plan each one on its own terms.
What should I prepare before the first call about my HBR property?
The block and stage, plot size, number of floors and BHK mix, whether you are selling or letting, the sanctioned plan and khata type, a few current photos, and the K-RERA number if the project is registered. With those, we can draft the keyword sheet and quote within a few days.
Can video walk-throughs replace site visits for HBR Layout floors?
They shorten the list, not replace the visit. A buyer who has watched a walk-through and seen the street on video arrives ready to decide, and those who would not like the building drop out early. For NRI buyers, a live video call booked on WhatsApp often stands in for the first visit.
What if my HBR Layout building only has one floor left to sell?
Then the campaign gets smaller, not weaker. We pause broad Meta prospecting, keep exact Google searches for the block, and send one WhatsApp template to people who enquired earlier but never visited. A single-unit push is often the lowest-cost stretch of the whole campaign.
